Uh, did you sell those 12 while you were still studying? those 12 while you were still studying? those 12 while you were still studying? >> Yeah, so I was still in college when I >> Yeah, so I was still in college when I >> Yeah, so I was still in college when I bought my first property and when I bought my first property and when I bought my first property and when I became an agent. Um, it’s funny enough, became an agent. Um, it’s funny enough, became an agent. Um, it’s funny enough, I actually dropped out, which I’m not I actually dropped out, which I’m not I actually dropped out, which I’m not sure everyone wants to hear, but I did sure everyone wants to hear, but I did sure everyone wants to hear, but I did because [laughter] because [laughter] because [laughter] my senior year in college, um, you know, my senior year in college, um, you know, my senior year in college, um, you know, I walked into one of my courses, one of I walked into one of my courses, one of I walked into one of my courses, one of my last gened courses that I needed to

[8:36] my last gened courses that I needed to my last gened courses that I needed to take and, you know, this freshman next take and, you know, this freshman next take and, you know, this freshman next to me had asked for, uh, if he could to me had asked for, uh, if he could to me had asked for, uh, if he could borrow a pen. So, I pulled out a pen and borrow a pen. So, I pulled out a pen and borrow a pen. So, I pulled out a pen and of course, being an agent, that pen had of course, being an agent, that pen had of course, being an agent, that pen had my name and my number on it and my my name and my number on it and my my name and my number on it and my business. and he looked at me astounded business. and he looked at me astounded business. and he looked at me astounded um and he was like, “There’s no way this um and he was like, “There’s no way this um and he was like, “There’s no way this is your pen.” And I was like, “Yeah, is your pen.” And I was like, “Yeah, is your pen.” And I was like, “Yeah, honestly, I don’t know what I’m doing in honestly, I don’t know what I’m doing in honestly, I don’t know what I’m doing in this class.” Um because at that time,

[9:00] this class.” Um because at that time, this class.” Um because at that time, you know, I had I had put so much energy you know, I had I had put so much energy you know, I had I had put so much energy into making sure that, you know, I had a into making sure that, you know, I had a into making sure that, you know, I had a career that could support the moves that career that could support the moves that career that could support the moves that I was making with buying a property. Um I was making with buying a property. Um I was making with buying a property. Um it really pushed me to become really it really pushed me to become really it really pushed me to become really active with my my agency license and I active with my my agency license and I active with my my agency license and I found so much success that by the time I found so much success that by the time I found so much success that by the time I was a senior in college, I actually was a senior in college, I actually was a senior in college, I actually realized in that moment that you know realized in that moment that you know realized in that moment that you know the time I was spending in that course

[9:27] the time I was spending in that course the time I was spending in that course was actually holding me back from was actually holding me back from was actually holding me back from further business that could uh push me further business that could uh push me further business that could uh push me forward in the direction that I was forward in the direction that I was forward in the direction that I was moving. moving. moving. >> So I ended up dropping out and chasing >> So I ended up dropping out and chasing >> So I ended up dropping out and chasing real estate. real estate. real estate. >> Nice. What was your what was your major? >> Nice. What was your what was your major?

[9:38] >> Nice. What was your what was your major? What were you wanting to be? What were you wanting to be? What were you wanting to be? >> Yeah. Uh my major well I started out >> Yeah. Uh my major well I started out >> Yeah. Uh my major well I started out wanting to be a surgeon. So I was uh I wanting to be a surgeon. So I was uh I wanting to be a surgeon. So I was uh I was a neurobiology major and then I was a neurobiology major and then I was a neurobiology major and then I transferred to psychology and human transferred to psychology and human transferred to psychology and human development. So still in that science development. So still in that science development. So still in that science realm uh but more in the social realm uh but more in the social realm uh but more in the social sciences.

[9:55] sciences. sciences. >> Yeah. Yeah. No, I think uh people >> Yeah. Yeah. No, I think uh people >> Yeah. Yeah. No, I think uh people there’s a lot of often times people there’s a lot of often times people there’s a lot of often times people should drop out or just not even go should drop out or just not even go should drop out or just not even go because I mean I think there’s you because I mean I think there’s you because I mean I think there’s you really college seems like it’s almost really college seems like it’s almost really college seems like it’s almost like a continuation of high school in like a continuation of high school in like a continuation of high school in some ways. now like you’re kind of I some ways. now like you’re kind of I some ways. now like you’re kind of I don’t know if this is true for you but don’t know if this is true for you but don’t know if this is true for you but when I was in high school it’s like kind when I was in high school it’s like kind when I was in high school it’s like kind of you’re fed the line that you know you of you’re fed the line that you know you

[10:15] of you’re fed the line that you know you need to go to college people that go to need to go to college people that go to need to go to college people that go to college on average make x amount more college on average make x amount more college on average make x amount more money uh in their lifetime and all these money uh in their lifetime and all these money uh in their lifetime and all these things and I think that you know at the things and I think that you know at the things and I think that you know at the end of the day like there’s so many end of the day like there’s so many end of the day like there’s so many people that I went to college with or people that I went to college with or people that I went to college with or that I know went to college that are not that I know went to college that are not that I know went to college that are not doing anything related [laughter] to doing anything related [laughter] to doing anything related [laughter] to their degree um and then furthermore I their degree um and then furthermore I their degree um and then furthermore I don’t think a lot of people actually

[10:34] don’t think a lot of people actually don’t think a lot of people actually really sit down and think of of their really sit down and think of of their really sit down and think of of their college experience as an investment in college experience as an investment in college experience as an investment in their like future and they don’t always their like future and they don’t always their like future and they don’t always factor in like okay I’m spending X factor in like okay I’m spending X factor in like okay I’m spending X amount of money to get this degree and amount of money to get this degree and amount of money to get this degree and I’m going to be doing X and that return I’m going to be doing X and that return I’m going to be doing X and that return on my investment is X and like I don’t on my investment is X and like I don’t on my investment is X and like I don’t think that’s really taught or really think that’s really taught or really think that’s really taught or really thought about and and you don’t you thought about and and you don’t you thought about and and you don’t you don’t need it. I mean I wouldn’t have

[10:56] don’t need it. I mean I wouldn’t have don’t need it. I mean I wouldn’t have needed it. I got my undergrad degree but needed it. I got my undergrad degree but needed it. I got my undergrad degree but you know I like the experience I had. I you know I like the experience I had. I you know I like the experience I had. I like the knowledge I gained but it’s not like the knowledge I gained but it’s not like the knowledge I gained but it’s not really the degree itself isn’t really really the degree itself isn’t really really the degree itself isn’t really helping me. helping me. helping me. >> Yeah. Do you mind me asking what’s your >> Yeah. Do you mind me asking what’s your >> Yeah. Do you mind me asking what’s your degree? psychology. [laughter] >> Yeah. Yeah. That’s, >> Yeah. Yeah. That’s, >> Yeah. Yeah. That’s, >> you [snorts] know, the way I look at it >> you [snorts] know, the way I look at it >> you [snorts] know, the way I look at it is college is a metric. Um, there’s is college is a metric. Um, there’s is college is a metric. Um, there’s stats that can, you know, I don’t know

[11:19] stats that can, you know, I don’t know stats that can, you know, I don’t know the stats off the top of my head, but the stats off the top of my head, but the stats off the top of my head, but I’m sure show that, you know, those who I’m sure show that, you know, those who I’m sure show that, you know, those who are more likely to finish with a degree are more likely to finish with a degree are more likely to finish with a degree are more likely to, you know, have a are more likely to, you know, have a are more likely to, you know, have a higher income compared to the median and higher income compared to the median and higher income compared to the median and all of that. I think it’s an important all of that. I think it’s an important all of that. I think it’s an important metric, but I think people forget, you metric, but I think people forget, you metric, but I think people forget, you know, what’s lying behind that. Um know, what’s lying behind that. Um know, what’s lying behind that. Um what’s lying behind that is education, what’s lying behind that is education, what’s lying behind that is education, right? Knowledge is power.

[11:41] right? Knowledge is power. right? Knowledge is power. >> Yeah. >> Yeah. >> Yeah. >> Um and also someone’s drive to succeed. >> Um and also someone’s drive to succeed. >> Um and also someone’s drive to succeed. So whether you’re going to college or So whether you’re going to college or So whether you’re going to college or you’re getting your license as an agent you’re getting your license as an agent you’re getting your license as an agent or you’re joining a mentorship program or you’re joining a mentorship program or you’re joining a mentorship program for whatever you know your passion is. I for whatever you know your passion is. I for whatever you know your passion is. I think the internal character traits that think the internal character traits that think the internal character traits that that charge the metric that colleges that charge the metric that colleges that charge the metric that colleges associated with are the more important associated with are the more important associated with are the more important ones to be aware of. So it’s not

[12:08] ones to be aware of. So it’s not ones to be aware of. So it’s not necessarily that getting a degree is necessarily that getting a degree is necessarily that getting a degree is going to make you more successful. I going to make you more successful. I going to make you more successful. I know plenty of people with a degree who know plenty of people with a degree who know plenty of people with a degree who have not used it in years if not have not used it in years if not have not used it in years if not decades, right? Um decades, right? Um decades, right? Um >> but you know, you can’t you can’t force >> but you know, you can’t you can’t force >> but you know, you can’t you can’t force someone to have that drive. Uh but if someone to have that drive. Uh but if someone to have that drive. Uh but if you have it, you know, it’s really about you have it, you know, it’s really about you have it, you know, it’s really about investing it into a way into whatever investing it into a way into whatever investing it into a way into whatever channel makes the most sense for you. Um

[12:29] channel makes the most sense for you. Um channel makes the most sense for you. Um so sometimes that is knowledge if you so sometimes that is knowledge if you so sometimes that is knowledge if you know exactly what you’re you’re looking know exactly what you’re you’re looking know exactly what you’re you’re looking to gain from that. Um but sometimes it’s to gain from that. Um but sometimes it’s to gain from that. Um but sometimes it’s not and that’s okay. not and that’s okay. not and that’s okay. >> Totally. Um yeah. So, okay. From from >> Totally. Um yeah. So, okay. From from >> Totally. Um yeah. So, okay. From from there, you you realized like this isn’t there, you you realized like this isn’t there, you you realized like this isn’t a great use of my time. Um, you dropped a great use of my time. Um, you dropped a great use of my time. Um, you dropped out. Um, you were still selling at that out. Um, you were still selling at that out. Um, you were still selling at that point.

[12:53] point. point. >> Yeah. So, I was still an agent. Um, I I >> Yeah. So, I was still an agent. Um, I I >> Yeah. So, I was still an agent. Um, I I had started working with um investors had started working with um investors had started working with um investors and some of the mentors that had pushed and some of the mentors that had pushed and some of the mentors that had pushed me to buy my first property ended up me to buy my first property ended up me to buy my first property ended up giving me exclusive rights to their giving me exclusive rights to their giving me exclusive rights to their investment portfolios. So, I was helping investment portfolios. So, I was helping investment portfolios. So, I was helping them operate and stabilize um their them operate and stabilize um their them operate and stabilize um their investments and I was just really investments and I was just really investments and I was just really hands-on in every way that I could be hands-on in every way that I could be hands-on in every way that I could be with buyers, sellers, investors, and with buyers, sellers, investors, and

[13:21] with buyers, sellers, investors, and trying to absorb as much information and trying to absorb as much information and trying to absorb as much information and help people and learn as much as I help people and learn as much as I help people and learn as much as I could. And I just started scaling. So, I could. And I just started scaling. So, I could. And I just started scaling. So, I ended up buying another property, ended up buying another property, ended up buying another property, closing more deals, and business was closing more deals, and business was closing more deals, and business was really taking off from the amount of really taking off from the amount of really taking off from the amount of effort that I had put into it. Um, and I effort that I had put into it. Um, and I effort that I had put into it. Um, and I did that for a few years over in did that for a few years over in did that for a few years over in Connecticut. Um, until I got to a point Connecticut. Um, until I got to a point Connecticut. Um, until I got to a point where I felt like, um, I was ready for where I felt like, um, I was ready for

[13:46] where I felt like, um, I was ready for another big challenge or another risk another big challenge or another risk another big challenge or another risk that uh, was going to push me forward in that uh, was going to push me forward in that uh, was going to push me forward in in a bigger direction. So, in a bigger direction. So, in a bigger direction. So, >> so what was it, San Diego? >> so what was it, San Diego? >> so what was it, San Diego? >> Yeah. I uh I grew up in a really small >> Yeah. I uh I grew up in a really small >> Yeah. I uh I grew up in a really small town and I was building a investment town and I was building a investment town and I was building a investment portfolio and a referral network over portfolio and a referral network over portfolio and a referral network over there and I was 24. So this was two there and I was 24. So this was two there and I was 24. So this was two years ago. Um and I I looked around and years ago. Um and I I looked around and years ago. Um and I I looked around and I I felt like, you know, I felt like a

[14:14] I I felt like, you know, I felt like a I I felt like, you know, I felt like a big fish in a small pond. Um and I had big fish in a small pond. Um and I had big fish in a small pond. Um and I had to really come to terms with the fact to really come to terms with the fact to really come to terms with the fact that I wasn’t sure that’s where I wanted that I wasn’t sure that’s where I wanted that I wasn’t sure that’s where I wanted my life to stay forever. So, I wanted to my life to stay forever. So, I wanted to my life to stay forever. So, I wanted to find um an environment where I was the find um an environment where I was the find um an environment where I was the small fish in a big pond. Um the small fish in a big pond. Um the small fish in a big pond. Um the smallest person in the room who had a smallest person in the room who had a smallest person in the room who had a lot to learn. And I found that in San lot to learn. And I found that in San lot to learn. And I found that in San Diego. Um the environment, the ambition Diego. Um the environment, the ambition Diego. Um the environment, the ambition here, uh everyone, you know, enjoys life

[14:41] here, uh everyone, you know, enjoys life here, uh everyone, you know, enjoys life and is working to to have their times and is working to to have their times and is working to to have their times that they can enjoy the weather and the that they can enjoy the weather and the that they can enjoy the weather and the outdoors here. And it really pushes you outdoors here. And it really pushes you outdoors here. And it really pushes you forward. There’s people here with a forward. There’s people here with a forward. There’s people here with a mindset um an abundance mindset that I mindset um an abundance mindset that I mindset um an abundance mindset that I you know I didn’t see elsewhere for you know I didn’t see elsewhere for you know I didn’t see elsewhere for sure.

[14:56] sure. sure. >> Awesome. So So did you I mean what made >> Awesome. So So did you I mean what made >> Awesome. So So did you I mean what made you land on San Diego? Did you just you land on San Diego? Did you just you land on San Diego? Did you just visit and like it? Did you find an visit and like it? Did you find an visit and like it? Did you find an opportunity uh to to sell to invest? opportunity uh to to sell to invest? opportunity uh to to sell to invest? Like I mean what what what actually got Like I mean what what what actually got Like I mean what what what actually got you there? you there? you there? >> Yeah. Um well that was a little more of >> Yeah. Um well that was a little more of >> Yeah. Um well that was a little more of a personal decision. I when I moved here a personal decision. I when I moved here a personal decision. I when I moved here I did not have a job. So, I I left my I did not have a job. So, I I left my I did not have a job. So, I I left my entire career um with no with no plan entire career um with no with no plan entire career um with no with no plan lined up for when I arro arrived except

[15:24] lined up for when I arro arrived except lined up for when I arro arrived except for I’m going to figure it out, right? for I’m going to figure it out, right? for I’m going to figure it out, right? Um but [clears throat] my my Um but [clears throat] my my Um but [clears throat] my my grandmother, she’s my absolute best grandmother, she’s my absolute best grandmother, she’s my absolute best friend. She’s also just amazing. I mean, friend. She’s also just amazing. I mean, friend. She’s also just amazing. I mean, she’s got Tik Tok, FaceTime, she’s got Tik Tok, FaceTime, she’s got Tik Tok, FaceTime, um Facebook, all of the social media. um Facebook, all of the social media. um Facebook, all of the social media. She’s very hip. And I was chat I was She’s very hip. And I was chat I was She’s very hip. And I was chat I was chatting with her and trying to figure chatting with her and trying to figure chatting with her and trying to figure out where I wanted to go and what that out where I wanted to go and what that out where I wanted to go and what that next direction was. And she looked at me

[15:49] next direction was. And she looked at me next direction was. And she looked at me and as a wise sound lady, she said, and as a wise sound lady, she said, and as a wise sound lady, she said, “Girl, if you’re going to start your “Girl, if you’re going to start your “Girl, if you’re going to start your life over, you better go all the way life over, you better go all the way life over, you better go all the way across the country and do it right the across the country and do it right the across the country and do it right the first time.” And I said, “Yes, ma’am. first time.” And I said, “Yes, ma’am. first time.” And I said, “Yes, ma’am. [laughter] [laughter] [laughter] You know what? Yeah, I should. I should You know what? Yeah, I should. I should You know what? Yeah, I should. I should uh kill your backup plan, right?” uh kill your backup plan, right?” uh kill your backup plan, right?” >> Wow. So >> Wow. So >> Wow. So >> yeah, >> yeah, >> yeah, >> within about a month, I had packed >> within about a month, I had packed >> within about a month, I had packed everything up. I threw my dog and cat in

[16:14] everything up. I threw my dog and cat in everything up. I threw my dog and cat in the back seat and I drove five days to the back seat and I drove five days to the back seat and I drove five days to San Diego uh without an idea of what was San Diego uh without an idea of what was San Diego uh without an idea of what was waiting for me. [snorts] waiting for me. [snorts] waiting for me. [snorts] >> Had you been there before? >> Had you been there before? >> Had you been there before? >> One time. One time when I was I think >> One time. One time when I was I think >> One time. One time when I was I think eight years old. [laughter] eight years old. [laughter] eight years old. [laughter] Very different experience.

[16:31] Very different experience. Very different experience. >> Yeah. Okay. So u you probably had a bit >> Yeah. Okay. So u you probably had a bit >> Yeah. Okay. So u you probably had a bit of a savings uh saved up from your work. of a savings uh saved up from your work. of a savings uh saved up from your work. Um were you did you do you hold your Um were you did you do you hold your Um were you did you do you hold your rentals? Do do you still have them? rentals? Do do you still have them? rentals? Do do you still have them? >> Uh I have one. I ended up selling the >> Uh I have one. I ended up selling the >> Uh I have one. I ended up selling the first property that I bought. Uh partly first property that I bought. Uh partly first property that I bought. Uh partly just because of the just because of the just because of the well not just because it was a mix of well not just because it was a mix of well not just because it was a mix of the when I bought it in the market um as the when I bought it in the market um as the when I bought it in the market um as well as the renovations that the

[16:56] well as the renovations that the well as the renovations that the property had, you know, undergone. The property had, you know, undergone. The property had, you know, undergone. The the value was um a good enough amount the value was um a good enough amount the value was um a good enough amount where it made more sense to sell than to where it made more sense to sell than to where it made more sense to sell than to hold. So, I ended up selling that hold. So, I ended up selling that hold. So, I ended up selling that property, which you know, of course, property, which you know, of course, property, which you know, of course, it’s leverage. It’s just one more one it’s leverage. It’s just one more one it’s leverage. It’s just one more one more thing that helps you move forward.

[17:10] more thing that helps you move forward. more thing that helps you move forward. So, definitely So, definitely So, definitely >> a great move. >> a great move. >> a great move. >> And so, was that before you moved or did >> And so, was that before you moved or did >> And so, was that before you moved or did that happen after? that happen after? that happen after? >> Uh, I actually sold it after. Yeah. >> Uh, I actually sold it after. Yeah. >> Uh, I actually sold it after. Yeah. >> Okay. >> Okay. >> Okay. >> Yeah. >> Yeah. >> Yeah. >> Um, and then so you get to San Diego and >> Um, and then so you get to San Diego and >> Um, and then so you get to San Diego and uh I assume you have a little bit of uh I assume you have a little bit of uh I assume you have a little bit of money, secure rent. I mean, like that money, secure rent. I mean, like that money, secure rent. I mean, like that can be hard if you don’t have a job, can be hard if you don’t have a job, can be hard if you don’t have a job, right?

[17:31] right? right? >> Yep. >> Yep. >> Yep. >> Yeah. Um [laughter and gasps] >> Yeah. Um [laughter and gasps] >> Yeah. Um [laughter and gasps] yeah, I um I don’t know why I ever got yeah, I um I don’t know why I ever got yeah, I um I don’t know why I ever got accepted to an apartment here, but I accepted to an apartment here, but I accepted to an apartment here, but I did. I just I started applying and did. I just I started applying and did. I just I started applying and people were accepting me um without a people were accepting me um without a people were accepting me um without a without a job. Uh so I think that has to without a job. Uh so I think that has to without a job. Uh so I think that has to do with alignment. I mean, I took that do with alignment. I mean, I took that do with alignment. I mean, I took that as a sign that it was definitely the as a sign that it was definitely the as a sign that it was definitely the right move. [laughter] right move. [laughter] right move. [laughter] >> Awesome. Um okay. So then uh like what >> Awesome. Um okay. So then uh like what

[17:59] >> Awesome. Um okay. So then uh like what what did you did you start networking um what did you did you start networking um what did you did you start networking um at real estate investment groups? Like at real estate investment groups? Like at real estate investment groups? Like where where did you go from there? where where did you go from there? where where did you go from there? >> Um yeah the so the first the first day I >> Um yeah the so the first the first day I >> Um yeah the so the first the first day I arrived um I actually went to Staples arrived um I actually went to Staples arrived um I actually went to Staples and I printed off my resume as well as and I printed off my resume as well as and I printed off my resume as well as some letters of recommendations. Um like some letters of recommendations. Um like some letters of recommendations. Um like a hundred or more to be honest and I a hundred or more to be honest and I a hundred or more to be honest and I just decided that if I’m going to do just decided that if I’m going to do just decided that if I’m going to do this I’m all in. and I went and started

[18:23] this I’m all in. and I went and started this I’m all in. and I went and started door knocking um agencies, restaurants, door knocking um agencies, restaurants, door knocking um agencies, restaurants, like my goal at that point was just to like my goal at that point was just to like my goal at that point was just to get my get my door, you know, my foot in get my get my door, you know, my foot in get my get my door, you know, my foot in the door somewhere. Um so whether that the door somewhere. Um so whether that the door somewhere. Um so whether that started in a restaurant and I built started in a restaurant and I built started in a restaurant and I built connections through the people that I connections through the people that I connections through the people that I met uh or if that was through an agency met uh or if that was through an agency met uh or if that was through an agency and jumping right back into the real and jumping right back into the real and jumping right back into the real estate world, I just wanted opportunity.

[18:44] estate world, I just wanted opportunity. estate world, I just wanted opportunity. So for two weeks I handed out uh resume So for two weeks I handed out uh resume So for two weeks I handed out uh resume after resume and I walked the city and I after resume and I walked the city and I after resume and I walked the city and I walked everywhere and I just started walked everywhere and I just started walked everywhere and I just started getting interview after interview after getting interview after interview after getting interview after interview after interview. Um which led me to just some interview. Um which led me to just some interview. Um which led me to just some great opportunities and helped me get great opportunities and helped me get great opportunities and helped me get established over here for sure.

[19:00] established over here for sure. established over here for sure. >> Okay. And and was that the place that >> Okay. And and was that the place that >> Okay. And and was that the place that you’re at now? I mean like I know right you’re at now? I mean like I know right you’re at now? I mean like I know right now you’re you’re syndicating so like is now you’re you’re syndicating so like is now you’re you’re syndicating so like is that is that did that happen later? that is that did that happen later? that is that did that happen later? >> Right. Yeah. So, the first job that I >> Right. Yeah. So, the first job that I >> Right. Yeah. So, the first job that I got when I first moved here was actually got when I first moved here was actually got when I first moved here was actually with a restaurant. Um, funny enough, one with a restaurant. Um, funny enough, one with a restaurant. Um, funny enough, one of my investor friends in Connecticut, of my investor friends in Connecticut, of my investor friends in Connecticut, um, his childhood friend was the manager

[19:23] um, his childhood friend was the manager um, his childhood friend was the manager of the restaurant and it was this weird of the restaurant and it was this weird of the restaurant and it was this weird connection that I, you know, small world connection that I, you know, small world connection that I, you know, small world moment. And so, I ended up working with moment. And so, I ended up working with moment. And so, I ended up working with them, um, just to get my, you know, foot them, um, just to get my, you know, foot them, um, just to get my, you know, foot in the door, meet some people. And right in the door, meet some people. And right in the door, meet some people. And right after I had started, I got a uh offer after I had started, I got a uh offer after I had started, I got a uh offer from an investment company, a real from an investment company, a real from an investment company, a real estate investment company to work with estate investment company to work with estate investment company to work with them. So I ended up transferring over them. So I ended up transferring over

[19:45] them. So I ended up transferring over and working for a investment company and working for a investment company and working for a investment company over here. I helped them um do fix and over here. I helped them um do fix and over here. I helped them um do fix and flip projects, uh acquire properties. We flip projects, uh acquire properties. We flip projects, uh acquire properties. We I did acquisitions. Um I supervised I did acquisitions. Um I supervised I did acquisitions. Um I supervised their broker relations department. And their broker relations department. And their broker relations department. And um I got really close with the founder um I got really close with the founder um I got really close with the founder and the CEO of that company. They, you and the CEO of that company. They, you and the CEO of that company. They, you know, I’m really blessed because they know, I’m really blessed because they know, I’m really blessed because they kind of took me underneath their wings.

[20:07] kind of took me underneath their wings. kind of took me underneath their wings. So, I got to join a lot of their So, I got to join a lot of their So, I got to join a lot of their meetings, their leadership meetings, and meetings, their leadership meetings, and meetings, their leadership meetings, and really just see how they ran their really just see how they ran their really just see how they ran their business and learn very hands-on um and business and learn very hands-on um and business and learn very hands-on um and very fast, right? Just absorbed as much very fast, right? Just absorbed as much very fast, right? Just absorbed as much as I could and uh used that and then I as I could and uh used that and then I as I could and uh used that and then I just decided, you know, my my goal in my just decided, you know, my my goal in my just decided, you know, my my goal in my life really was to work for myself and life really was to work for myself and life really was to work for myself and it was, you know, time to make another it was, you know, time to make another it was, you know, time to make another jump. So, I actually left that job in

[20:36] jump. So, I actually left that job in jump. So, I actually left that job in May and of of this year and now I just May and of of this year and now I just May and of of this year and now I just work for myself and I partner with with work for myself and I partner with with work for myself and I partner with with other people in the industry. other people in the industry. other people in the industry. >> Wow. >> Wow. >> Wow. >> Yeah. >> Yeah. >> Yeah. >> Where the hell is the next jump going to >> Where the hell is the next jump going to >> Where the hell is the next jump going to be, Brianna? [laughter] be, Brianna? [laughter] be, Brianna? [laughter] Jump to the moon.

[20:52] Jump to the moon. Jump to the moon. >> We’ll see. I’m only 26, so it’s >> We’ll see. I’m only 26, so it’s >> We’ll see. I’m only 26, so it’s possible. [laughter] >> That’s awesome. Um, so let’s let’s get >> That’s awesome. Um, so let’s let’s get >> That’s awesome. Um, so let’s let’s get into syndicating a little bit. Um, so into syndicating a little bit. Um, so into syndicating a little bit. Um, so you’re focused on the apartment sector, you’re focused on the apartment sector, you’re focused on the apartment sector, you said. you said. you said. >> Yeah, multif family. >> Yeah, multif family. >> Yeah, multif family. >> Um, cool. I mean, and is that in San >> Um, cool. I mean, and is that in San >> Um, cool. I mean, and is that in San Diego or is that throughout the the Diego or is that throughout the the Diego or is that throughout the the country?

[21:15] >> I would say overall throughout the >> I would say overall throughout the >> I would say overall throughout the country. Um, country. Um, country. Um, I, you know, I’m currently more more I, you know, I’m currently more more I, you know, I’m currently more more focused on the San Diego market, but, focused on the San Diego market, but, focused on the San Diego market, but, you know, I’m part of one that’s in you know, I’m part of one that’s in you know, I’m part of one that’s in Arizona. I’ve looked at property in Utah Arizona. I’ve looked at property in Utah Arizona. I’ve looked at property in Utah and Texas. Um, so I’m not I’m not solely and Texas. Um, so I’m not I’m not solely and Texas. Um, so I’m not I’m not solely San Diego. Um, there’s money to be made San Diego. Um, there’s money to be made San Diego. Um, there’s money to be made in any market. It’s just, you know, who in any market. It’s just, you know, who in any market. It’s just, you know, who you’re partnering with that knows that you’re partnering with that knows that you’re partnering with that knows that market and uh the research that you do

[21:43] market and uh the research that you do market and uh the research that you do into it and the strategies for sure. into it and the strategies for sure. into it and the strategies for sure. >> And do you have a like a an overarching >> And do you have a like a an overarching >> And do you have a like a an overarching strategy for investing? Is it is this strategy for investing? Is it is this strategy for investing? Is it is this buy and hold uh long-term where the like buy and hold uh long-term where the like buy and hold uh long-term where the like capital event would be like a refinance? capital event would be like a refinance? capital event would be like a refinance? um or is this more like a you know um or is this more like a you know um or is this more like a you know turning the property over than selling turning the property over than selling turning the property over than selling it um as a capital event?

[22:05] it um as a capital event? it um as a capital event? >> Yeah, great question. Uh right now I’m >> Yeah, great question. Uh right now I’m >> Yeah, great question. Uh right now I’m focused on um more of like a value ad, focused on um more of like a value ad, focused on um more of like a value ad, right? So renovating and um bringing right? So renovating and um bringing right? So renovating and um bringing these multif family these commercial these multif family these commercial these multif family these commercial multif family properties up to multif family properties up to multif family properties up to stabilization stabilization stabilization um within a 3 to 5 year time period um within a 3 to 5 year time period um within a 3 to 5 year time period depending on the market. Um, if it’s a depending on the market. Um, if it’s a depending on the market. Um, if it’s a more cash flowheavy market and it makes more cash flowheavy market and it makes more cash flowheavy market and it makes more sense, obviously the goal will be more sense, obviously the goal will be more sense, obviously the goal will be to refinance and hold so that we’re, you

[22:31] to refinance and hold so that we’re, you to refinance and hold so that we’re, you know, both me and my other investors are know, both me and my other investors are know, both me and my other investors are really capitalizing on that side um, of really capitalizing on that side um, of really capitalizing on that side um, of passive in passive in passive in >> there’s obviously other markets. San >> there’s obviously other markets. San >> there’s obviously other markets. San Diego is a little bit more of an equity Diego is a little bit more of an equity Diego is a little bit more of an equity play over here. Um, so, you know, play over here. Um, so, you know, play over here. Um, so, you know, instead of refinancing and holding those instead of refinancing and holding those instead of refinancing and holding those properties, it’s either cashing out uh, properties, it’s either cashing out uh, properties, it’s either cashing out uh, or developing them, right? So building or developing them, right? So building or developing them, right? So building them ground up um in a two and a half

[22:56] them ground up um in a two and a half them ground up um in a two and a half year time span and then and then selling year time span and then and then selling year time span and then and then selling for the equity. for the equity. for the equity. >> Yeah. Yeah. I mean shoot there there >> Yeah. Yeah. I mean shoot there there >> Yeah. Yeah. I mean shoot there there could be the you know if if you’re could be the you know if if you’re could be the you know if if you’re looking at a portfolio as a as a bigger looking at a portfolio as a as a bigger looking at a portfolio as a as a bigger picture thing too I could see how picture thing too I could see how picture thing too I could see how holding something in San Diego for a holding something in San Diego for a holding something in San Diego for a long time even if it’s not a cash cow at long time even if it’s not a cash cow at long time even if it’s not a cash cow at the time could could definitely benefit the time could could definitely benefit the time could could definitely benefit uh with the equity growth.

[23:18] uh with the equity growth. uh with the equity growth. >> Yeah, it just depends on the market. >> Yeah, it just depends on the market. >> Yeah, it just depends on the market. There’s some markets that make more There’s some markets that make more There’s some markets that make more sense to, you know, bank on the equity sense to, you know, bank on the equity sense to, you know, bank on the equity and there’s some that are just way more and there’s some that are just way more and there’s some that are just way more cash flow heavy. It just depends on the cash flow heavy. It just depends on the cash flow heavy. It just depends on the state, on the state and the city, the state, on the state and the city, the state, on the state and the city, the niche market for sure.

[23:32] niche market for sure. niche market for sure. >> And um did you mention at the beginning >> And um did you mention at the beginning >> And um did you mention at the beginning that you were in in kind of more the uh that you were in in kind of more the uh that you were in in kind of more the uh raising capital side of the of the raising capital side of the of the raising capital side of the of the operation? Is that did you say that or operation? Is that did you say that or operation? Is that did you say that or or am I making that up? or am I making that up? or am I making that up? >> Yeah. No. Uh my focus uh in the >> Yeah. No. Uh my focus uh in the >> Yeah. No. Uh my focus uh in the syndications is raising capital and syndications is raising capital and syndications is raising capital and investor relations. So working with investor relations. So working with investor relations. So working with those investors, I I’ve I’m partnered those investors, I I’ve I’m partnered those investors, I I’ve I’m partnered with well I’m I know a lot of with well I’m I know a lot of

[23:55] with well I’m I know a lot of syndicators across the country and so syndicators across the country and so syndicators across the country and so really what I do is I try to vet their really what I do is I try to vet their really what I do is I try to vet their opportunities that are already under opportunities that are already under opportunities that are already under contract um you know as much as I contract um you know as much as I contract um you know as much as I possibly can to protect my investors um possibly can to protect my investors um possibly can to protect my investors um and then invest alongside my investors and then invest alongside my investors and then invest alongside my investors because if it’s if it’s a deal that I because if it’s if it’s a deal that I because if it’s if it’s a deal that I think has checked all of the boxes um think has checked all of the boxes um think has checked all of the boxes um over and over you know and I’ve I’ve over and over you know and I’ve I’ve over and over you know and I’ve I’ve fielded so many to get to that point, fielded so many to get to that point,

[24:19] fielded so many to get to that point, you know, I want there to be alignment. you know, I want there to be alignment. you know, I want there to be alignment. If I if I believe in it, I’m in it. I’m If I if I believe in it, I’m in it. I’m If I if I believe in it, I’m in it. I’m in it with you. Right. in it with you. Right. in it with you. Right. >> Yeah, totally. >> Yeah, totally. >> Yeah, totally. >> Um, and is is that a fund of funds um >> Um, and is is that a fund of funds um >> Um, and is is that a fund of funds um model then or are you uh becoming a a model then or are you uh becoming a a model then or are you uh becoming a a general partner as well in those deals?

[24:39] general partner as well in those deals? general partner as well in those deals? >> General partner. General partner. >> General partner. General partner. >> General partner. General partner. >> Yeah. >> Yeah. >> Yeah. >> I haven’t explored the fund to funds >> I haven’t explored the fund to funds >> I haven’t explored the fund to funds yet. yet. yet. This might be a lot of jargon for people This might be a lot of jargon for people This might be a lot of jargon for people who are not familiar with syndications. who are not familiar with syndications. who are not familiar with syndications. Uh but uh it is a really you know I Uh but uh it is a really you know I Uh but uh it is a really you know I think I think there’s a a great think I think there’s a a great think I think there’s a a great alignment between real estate agents and alignment between real estate agents and alignment between real estate agents and syndications. Um and I don’t know how syndications. Um and I don’t know how syndications. Um and I don’t know how many agents understand that world or

[25:01] many agents understand that world or many agents understand that world or even have even heard of it potentially. even have even heard of it potentially. even have even heard of it potentially. >> Um but there is some great benefit. I >> Um but there is some great benefit. I >> Um but there is some great benefit. I think that if you are a agent that is think that if you are a agent that is think that if you are a agent that is out there, you know, if you’re making a out there, you know, if you’re making a out there, you know, if you’re making a good amount of money, like let’s just good amount of money, like let’s just good amount of money, like let’s just say $600,000 a year, um you’re out say $600,000 a year, um you’re out say $600,000 a year, um you’re out there, you’re you’re out there hustling there, you’re you’re out there hustling there, you’re you’re out there hustling and you’re busy and you’ve got, you and you’re busy and you’ve got, you and you’re busy and you’ve got, you know, your clients and you’re really know, your clients and you’re really know, your clients and you’re really good at your craft. Um I think investing

[25:24] good at your craft. Um I think investing good at your craft. Um I think investing is super smart to do as an agent, uh for is super smart to do as an agent, uh for is super smart to do as an agent, uh for many reasons. Um, but one of them being many reasons. Um, but one of them being many reasons. Um, but one of them being you are a real estate professional you are a real estate professional you are a real estate professional status and that allows you to well status and that allows you to well status and that allows you to well double check with your CPA. Uh, don’t double check with your CPA. Uh, don’t double check with your CPA. Uh, don’t just take my word for it. I’m not a CPA, just take my word for it. I’m not a CPA, just take my word for it. I’m not a CPA, [laughter] [laughter] [laughter] but um that allows you to then uh take but um that allows you to then uh take but um that allows you to then uh take depreciation off of your um income like depreciation off of your um income like depreciation off of your um income like your your commission. Um so uh with your your commission. Um so uh with

[25:51] your your commission. Um so uh with syndications typically um they are doing syndications typically um they are doing syndications typically um they are doing uh a cost segregation study um and that uh a cost segregation study um and that uh a cost segregation study um and that is accelerating they are accelerating is accelerating they are accelerating is accelerating they are accelerating the depreciation they can on that asset the depreciation they can on that asset the depreciation they can on that asset which can afford some pretty good uh tax which can afford some pretty good uh tax which can afford some pretty good uh tax write offs um especially if you are write offs um especially if you are write offs um especially if you are again that real estate professional. Um again that real estate professional. Um again that real estate professional. Um so so this in some ways I see it as like so so this in some ways I see it as like so so this in some ways I see it as like a realtor like 401k uh where you’re like a realtor like 401k uh where you’re like a realtor like 401k uh where you’re like um able to invest in something um and

[26:23] um able to invest in something um and um able to invest in something um and you know get the tax benefits of like you know get the tax benefits of like you know get the tax benefits of like what a 401k would offset your income and what a 401k would offset your income and what a 401k would offset your income and then then then >> you’re getting a return on it um >> you’re getting a return on it um >> you’re getting a return on it um typically I would guess a quarterly kind typically I would guess a quarterly kind typically I would guess a quarterly kind of payment typically on on those. Is of payment typically on on those. Is of payment typically on on those. Is that right? that right?

[26:37] that right? >> Typically. Yeah. >> Typically. Yeah. >> Typically. Yeah. And then there’s going to be um you know And then there’s going to be um you know And then there’s going to be um you know the the the cash out. Um there could be the the the cash out. Um there could be the the the cash out. Um there could be a sale, could be a refinance where you a sale, could be a refinance where you a sale, could be a refinance where you might depending on the structure of the might depending on the structure of the might depending on the structure of the deal get you know money more more than deal get you know money more more than deal get you know money more more than than what you put in back um or exactly than what you put in back um or exactly than what you put in back um or exactly what you put in back. I mean it could be what you put in back. I mean it could be what you put in back. I mean it could be less. Uh but the point is is you’re less. Uh but the point is is you’re less. Uh but the point is is you’re getting kind of great opportunities getting kind of great opportunities

[27:00] getting kind of great opportunities along the way. Um there and and the the along the way. Um there and and the the along the way. Um there and and the the the tax benefit can be huge. I like to the tax benefit can be huge. I like to the tax benefit can be huge. I like to give the example of a syndication I give the example of a syndication I give the example of a syndication I invested in where I uh invested $50,000 invested in where I uh invested $50,000 invested in where I uh invested $50,000 um and got uh 66,000 um and got uh 66,000 um and got uh 66,000 uh the first year as a write-off. In uh the first year as a write-off. In uh the first year as a write-off. In fact, I’d only been invested in it in fact, I’d only been invested in it in fact, I’d only been invested in it in this thing for like a month. [laughter] this thing for like a month. [laughter] >> It’s crazy.

[27:26] >> It’s crazy. >> It’s crazy. >> Yeah. And it and it got that kind of uh >> Yeah. And it and it got that kind of uh >> Yeah. And it and it got that kind of uh uh you know, depreciation result for me. uh you know, depreciation result for me. uh you know, depreciation result for me. And then the next year it was more like And then the next year it was more like And then the next year it was more like I think like 12 or something like that. I think like 12 or something like that. I think like 12 or something like that. But, you know, give it three three full But, you know, give it three three full But, you know, give it three three full years, three or four full years and I’ll years, three or four full years and I’ll years, three or four full years and I’ll have probably doubled my initial have probably doubled my initial have probably doubled my initial investment and just a write off um investment and just a write off um investment and just a write off um benefit and that doesn’t include you benefit and that doesn’t include you benefit and that doesn’t include you know all the benefit I’m getting from

[27:47] know all the benefit I’m getting from know all the benefit I’m getting from like the quarterly uh you know payments like the quarterly uh you know payments like the quarterly uh you know payments the the dividends that I’m getting and the the dividends that I’m getting and the the dividends that I’m getting and that doesn’t factor in uh if there’s a that doesn’t factor in uh if there’s a that doesn’t factor in uh if there’s a you know the capital event uh if I get you know the capital event uh if I get you know the capital event uh if I get my full amount back and that doesn’t my full amount back and that doesn’t my full amount back and that doesn’t factor in that I will in this factor in that I will in this factor in that I will in this circumstance still have ownership in the circumstance still have ownership in the circumstance still have ownership in the deal even after I receive my $50,000 deal even after I receive my $50,000 deal even after I receive my $50,000 back.

[28:05] back. back. >> Um, and I’ll I’ll still have like a very >> Um, and I’ll I’ll still have like a very >> Um, and I’ll I’ll still have like a very small ownership in it. I won’t get near small ownership in it. I won’t get near small ownership in it. I won’t get near as much money per quarter, but it’s as much money per quarter, but it’s as much money per quarter, but it’s still something. And, you know, it’s still something. And, you know, it’s still something. And, you know, it’s just it’s a great thing. So, yeah. Did I just it’s a great thing. So, yeah. Did I just it’s a great thing. So, yeah. Did I summarize? summarize? summarize? >> You’re comp Yeah, you’re compounding >> You’re comp Yeah, you’re compounding >> You’re comp Yeah, you’re compounding your wealth with with syndications. And your wealth with with syndications. And your wealth with with syndications. And it’s so funny because I wish I knew what it’s so funny because I wish I knew what it’s so funny because I wish I knew what syndications were when I started as an syndications were when I started as an

[28:28] syndications were when I started as an agent. Um, I would agent. Um, I would agent. Um, I would >> I would have grown so much quicker. >> I would have grown so much quicker. >> I would have grown so much quicker. Like, you know, some people look at me Like, you know, some people look at me Like, you know, some people look at me at 26 and they think like, “Oh my god, at 26 and they think like, “Oh my god, at 26 and they think like, “Oh my god, you’re so ahead.” Well, I look at what I you’re so ahead.” Well, I look at what I you’re so ahead.” Well, I look at what I know now and I and I think if I knew know now and I and I think if I knew know now and I and I think if I knew what I know now when I was an a like an what I know now when I was an a like an what I know now when I was an a like an active agent starting out, I would be so active agent starting out, I would be so active agent starting out, I would be so much further along. Um, and you’re much further along. Um, and you’re much further along. Um, and you’re right, the the tax benefits are insane, right, the the tax benefits are insane,

[28:49] right, the the tax benefits are insane, right? the bonus depreciation, uh, cost right? the bonus depreciation, uh, cost right? the bonus depreciation, uh, cost segregation studies, um, and and that’s segregation studies, um, and and that’s segregation studies, um, and and that’s essential especially to agents who are essential especially to agents who are essential especially to agents who are working off commission and they’re not working off commission and they’re not working off commission and they’re not with a company that does provide a 401k. with a company that does provide a 401k. with a company that does provide a 401k. Even further though, I think, you know, Even further though, I think, you know, Even further though, I think, you know, a lot of agents also have an IRA because a lot of agents also have an IRA because a lot of agents also have an IRA because they’re accounting for the fact that the they’re accounting for the fact that the they’re accounting for the fact that the 401 doesn’t really exist in this 401 doesn’t really exist in this 401 doesn’t really exist in this industry. Um, you know, I have an IRA

[29:14] industry. Um, you know, I have an IRA industry. Um, you know, I have an IRA and what’s great about real estate is and what’s great about real estate is and what’s great about real estate is you can even invest your IRA, right? You you can even invest your IRA, right? You you can even invest your IRA, right? You can switch it over to a self-directed can switch it over to a self-directed can switch it over to a self-directed IRA. And I’m not a legal adviser either, IRA. And I’m not a legal adviser either, IRA. And I’m not a legal adviser either, so of course, you know, talk to your so of course, you know, talk to your so of course, you know, talk to your CPA, but from what I’ve seen and what CPA, but from what I’ve seen and what CPA, but from what I’ve seen and what I’ve seen other people do, you know, you I’ve seen other people do, you know, you I’ve seen other people do, you know, you can invest your IRA, you know, have that can invest your IRA, you know, have that can invest your IRA, you know, have that retirement account and those investments retirement account and those investments

[29:35] retirement account and those investments are are tax free. Those returns are are are tax free. Those returns are are are tax free. Those returns are taxree because it’s it’s all still in taxree because it’s it’s all still in taxree because it’s it’s all still in that that retirement account, right? Um, that that retirement account, right? Um, that that retirement account, right? Um, so whether you’re using this method of so whether you’re using this method of so whether you’re using this method of investment to, you know, keep more of investment to, you know, keep more of investment to, you know, keep more of that commission in your pocket, uh, you that commission in your pocket, uh, you that commission in your pocket, uh, you know, double your investment overall or know, double your investment overall or know, double your investment overall or grow, you know, your your future, grow, you know, your your future, grow, you know, your your future, um, retirement account, there’s so many um, retirement account, there’s so many um, retirement account, there’s so many benefits. So many benefits to learning

[30:00] benefits. So many benefits to learning benefits. So many benefits to learning about it. about it. about it. >> Yeah. And if people aren’t familiar with >> Yeah. And if people aren’t familiar with >> Yeah. And if people aren’t familiar with uh the way these kind of deals work and uh the way these kind of deals work and uh the way these kind of deals work and and where this all maybe sounds too good and where this all maybe sounds too good and where this all maybe sounds too good to be true, um but it’s really the um to be true, um but it’s really the um to be true, um but it’s really the um the power of of cap rates uh is really the power of of cap rates uh is really the power of of cap rates uh is really where this kind of all boils down to. I where this kind of all boils down to. I where this kind of all boils down to. I mean, we’re not when you get into this mean, we’re not when you get into this mean, we’re not when you get into this kind of asset class, you’re not the it’s kind of asset class, you’re not the it’s kind of asset class, you’re not the it’s not comps that are are, you know, making

[30:25] not comps that are are, you know, making not comps that are are, you know, making the value. It is whatever the cap rate the value. It is whatever the cap rate the value. It is whatever the cap rate is for that kind of asset class. And and is for that kind of asset class. And and is for that kind of asset class. And and what they’re do, what the operators are what they’re do, what the operators are what they’re do, what the operators are doing is they’re looking for doing is they’re looking for doing is they’re looking for opportunities where they can come in and opportunities where they can come in and opportunities where they can come in and make it their business more profitable, make it their business more profitable, make it their business more profitable, which will then make the value go up which will then make the value go up which will then make the value go up because of how cap rates work. And the because of how cap rates work. And the because of how cap rates work. And the power of that allows for uh this much power of that allows for uh this much power of that allows for uh this much like you know giving the the the

[30:47] like you know giving the the the like you know giving the the the existing cash flow allows them to pay existing cash flow allows them to pay existing cash flow allows them to pay the investors um when they have their the investors um when they have their the investors um when they have their money in, right? And then the building money in, right? And then the building money in, right? And then the building up the better business like you know up the better business like you know up the better business like you know getting the rents to be higher, getting getting the rents to be higher, getting getting the rents to be higher, getting uh the operation expenses to be lower, uh the operation expenses to be lower, uh the operation expenses to be lower, all that stuff will then have a huge all that stuff will then have a huge all that stuff will then have a huge impact on what the value is at that impact on what the value is at that impact on what the value is at that scale. Uh you know like $25 uh over a scale. Uh you know like $25 uh over a scale. Uh you know like $25 uh over a 100 different units adds up fast, for

[31:15] 100 different units adds up fast, for 100 different units adds up fast, for example. example. example. >> Yeah. Yeah. And you’re you’re so right. >> Yeah. Yeah. And you’re you’re so right. >> Yeah. Yeah. And you’re you’re so right. you know, we’re talking about this like you know, we’re talking about this like you know, we’re talking about this like it’s, you know, the apple pie of life or it’s, you know, the apple pie of life or it’s, you know, the apple pie of life or something, but um there is risk. Like something, but um there is risk. Like something, but um there is risk. Like it’s it’s not too good to be true. There it’s it’s not too good to be true. There it’s it’s not too good to be true. There is risk and investment you make, of is risk and investment you make, of is risk and investment you make, of course, whether that’s in stocks or real course, whether that’s in stocks or real course, whether that’s in stocks or real estate or something else, there is risk.

[31:35] estate or something else, there is risk. estate or something else, there is risk. What I love about real estate though, as What I love about real estate though, as What I love about real estate though, as you were saying, the cap rates, it’s not you were saying, the cap rates, it’s not you were saying, the cap rates, it’s not just subject to, you know, comps in the just subject to, you know, comps in the just subject to, you know, comps in the market. It’s subject to forced equity. market. It’s subject to forced equity. market. It’s subject to forced equity. So with these bigger properties, you So with these bigger properties, you So with these bigger properties, you know, if you if you have one one out of know, if you if you have one one out of know, if you if you have one one out of 30 tenants vacate, right, it’s a it’s a 30 tenants vacate, right, it’s a it’s a 30 tenants vacate, right, it’s a it’s a statistic that’s already accounted for statistic that’s already accounted for statistic that’s already accounted for underwriting, right? So we at underwriting, right? So we at underwriting, right? So we at percentages, we look at cost to run the

[32:03] percentages, we look at cost to run the percentages, we look at cost to run the property, how to decrease those or yeah, property, how to decrease those or yeah, property, how to decrease those or yeah, decrease those margins to make the decrease those margins to make the decrease those margins to make the property more profitable. And property more profitable. And property more profitable. And essentially as we as we stabilize it and essentially as we as we stabilize it and essentially as we as we stabilize it and add value to it, whether that’s in add value to it, whether that’s in add value to it, whether that’s in cutting the cost of the of the cutting the cost of the of the cutting the cost of the of the maintenance, whether that’s renting the maintenance, whether that’s renting the maintenance, whether that’s renting the property, um, and adding the value that property, um, and adding the value that property, um, and adding the value that way, you’re literally forcing the value way, you’re literally forcing the value way, you’re literally forcing the value up because the more the property is

[32:28] up because the more the property is up because the more the property is rented for, the more stable it is, you rented for, the more stable it is, you rented for, the more stable it is, you know, more it’s worth in the long run. know, more it’s worth in the long run. know, more it’s worth in the long run. And that’s where the cap rates come in. And that’s where the cap rates come in. And that’s where the cap rates come in. >> So 100%. It’s equity, not not the same >> So 100%. It’s equity, not not the same >> So 100%. It’s equity, not not the same way as residential. way as residential. way as residential. >> Yeah. And and there’s there’s a lot of >> Yeah. And and there’s there’s a lot of >> Yeah. And and there’s there’s a lot of control in the in the in the regard of control in the in the in the regard of control in the in the in the regard of you can, you know, have a really good you can, you know, have a really good you can, you know, have a really good plan for how to get those expenses down plan for how to get those expenses down plan for how to get those expenses down and those the rents up. Um there there

[32:53] and those the rents up. Um there there and those the rents up. Um there there certainly are variables outside of your certainly are variables outside of your certainly are variables outside of your control. I know a lot of people there’s control. I know a lot of people there’s control. I know a lot of people there’s there’s blood in the water. Speaking of there’s blood in the water. Speaking of there’s blood in the water. Speaking of RI risk, a lot of people that uh were RI risk, a lot of people that uh were RI risk, a lot of people that uh were doing a bridge loans and and that kind doing a bridge loans and and that kind doing a bridge loans and and that kind of stuff where they were getting a of stuff where they were getting a of stuff where they were getting a property and they needed extra money to property and they needed extra money to property and they needed extra money to uh get that property like to do the uh get that property like to do the uh get that property like to do the renovations needed to get the the rents renovations needed to get the the rents renovations needed to get the the rents up, etc. And that that was short-term

[33:13] up, etc. And that that was short-term up, etc. And that that was short-term debt uh that as we all know, interest debt uh that as we all know, interest debt uh that as we all know, interest rates have gone up drastically here rates have gone up drastically here rates have gone up drastically here recently. And um recently. And um recently. And um that caused Yeah. Uh it to not pencil that caused Yeah. Uh it to not pencil that caused Yeah. Uh it to not pencil out near as well. So there’s definitely out near as well. So there’s definitely out near as well. So there’s definitely uh there is definitely risk involved and uh there is definitely risk involved and uh there is definitely risk involved and and so I think the operators are and so I think the operators are and so I think the operators are definitely super important. Um and definitely super important. Um and definitely super important. Um and having a you know a good enough having a you know a good enough having a you know a good enough understanding like you don’t have to I understanding like you don’t have to I understanding like you don’t have to I mean the the more you understand the

[33:39] mean the the more you understand the mean the the more you understand the better but like I’m not you don’t have better but like I’m not you don’t have better but like I’m not you don’t have to know enough to be like a necessarily to know enough to be like a necessarily to know enough to be like a necessarily an operator to be an investor in one of an operator to be an investor in one of an operator to be an investor in one of these. You don’t have to know anything. these. You don’t have to know anything. these. You don’t have to know anything. You can just throw your money at it but You can just throw your money at it but You can just throw your money at it but it’s wise. [laughter] it’s wise. [laughter] it’s wise. [laughter] >> Right. So when when we’re talking about >> Right. So when when we’re talking about >> Right. So when when we’re talking about investing into these deals, um there’s investing into these deals, um there’s investing into these deals, um there’s two different kind of investor classes two different kind of investor classes two different kind of investor classes that join, right? We have the accredited

[33:59] that join, right? We have the accredited that join, right? We have the accredited investor and then we have the investor and then we have the investor and then we have the sophisticated investor. And um what the sophisticated investor. And um what the sophisticated investor. And um what the difference really is point blank, an difference really is point blank, an difference really is point blank, an accredited investor is someone that accredited investor is someone that accredited investor is someone that makes over $200,000 a year um or makes over $200,000 a year um or makes over $200,000 a year um or $300,000 a year um income or has a net $300,000 a year um income or has a net $300,000 a year um income or has a net worth of of a million dollars. a worth of of a million dollars. a worth of of a million dollars. a sophisticated investor, somebody who sophisticated investor, somebody who sophisticated investor, somebody who understands the risk, the questions, the understands the risk, the questions, the understands the risk, the questions, the um investment that they’re joining and um investment that they’re joining and

[34:29] um investment that they’re joining and you maybe they don’t hold accredited you maybe they don’t hold accredited you maybe they don’t hold accredited investor status, but they’re aware of investor status, but they’re aware of investor status, but they’re aware of what’s going on, right? So, we never what’s going on, right? So, we never what’s going on, right? So, we never ever want a new investor to be jumping ever want a new investor to be jumping ever want a new investor to be jumping into a investment that they don’t into a investment that they don’t into a investment that they don’t understand, right? It’s our job as the understand, right? It’s our job as the understand, right? It’s our job as the operator to make sure that they have operator to make sure that they have operator to make sure that they have questions that we can answer and giving questions that we can answer and giving questions that we can answer and giving them questions that they should be them questions that they should be them questions that they should be asking on any investment, right? Um so asking on any investment, right? Um so

[34:57] asking on any investment, right? Um so educating them truly like you know when educating them truly like you know when educating them truly like you know when you understand what you’re getting into you understand what you’re getting into you understand what you’re getting into the risk isn’t as risky, right? the risk isn’t as risky, right? the risk isn’t as risky, right? Education fills that gap for you. So, Education fills that gap for you. So, Education fills that gap for you. So, think about, you know, when I was an think about, you know, when I was an think about, you know, when I was an agent, right, agent, right, agent, right, and I started helping people buy and and I started helping people buy and and I started helping people buy and sell homes, you know, if I didn’t know sell homes, you know, if I didn’t know sell homes, you know, if I didn’t know how interest rates impacted mortgages or how interest rates impacted mortgages or how interest rates impacted mortgages or how how how I contract would feel risky. I mean, you I contract would feel risky. I mean, you I contract would feel risky. I mean, you can you can dumb it down to, you know,

[35:28] can you can dumb it down to, you know, can you can dumb it down to, you know, more simpler things, but you need to more simpler things, but you need to more simpler things, but you need to understand how it is. And and those are understand how it is. And and those are understand how it is. And and those are those are the people you want to talk those are the people you want to talk those are the people you want to talk with. Those people are going to give you with. Those people are going to give you with. Those people are going to give you answers. Yeah, I mean the the possibilities with Yeah, I mean the the possibilities with Yeah, I mean the the possibilities with syndication are definitely uh there’s syndication are definitely uh there’s syndication are definitely uh there’s there’s a lot of them. Um and and there’s a lot of them. Um and and there’s a lot of them. Um and and knowing what you’re getting into is knowing what you’re getting into is knowing what you’re getting into is definitely huge. Um so definitely definitely huge. Um so definitely definitely huge. Um so definitely important to do that. I do want to ask

[35:51] important to do that. I do want to ask important to do that. I do want to ask if you have a golden nugget you would if you have a golden nugget you would if you have a golden nugget you would like to share to our listeners at this like to share to our listeners at this like to share to our listeners at this point. point. point. Um yeah, I think for me the help me know Um yeah, I think for me the help me know Um yeah, I think for me the help me know leverage my life is leaning on my leverage my life is leaning on my leverage my life is leaning on my mentors and asking questions. So golden mentors and asking questions. So golden mentors and asking questions. So golden nugget would be just to you know you nugget would be just to you know you nugget would be just to you know you don’t need to know everything but taking don’t need to know everything but taking don’t need to know everything but taking action and with those who do know more action and with those who do know more action and with those who do know more than you is invaluable invaluable to than you is invaluable invaluable to than you is invaluable invaluable to success.

[36:22] success. success. >> Absolutely. Um I think like to your >> Absolutely. Um I think like to your >> Absolutely. Um I think like to your point what you said earlier too um was point what you said earlier too um was point what you said earlier too um was you know surrounding [snorts] yourself you know surrounding [snorts] yourself you know surrounding [snorts] yourself and listening to the people that are and listening to the people that are and listening to the people that are actually in the places you wanted to be. actually in the places you wanted to be. actually in the places you wanted to be. Um I it’s just you know take a good Um I it’s just you know take a good Um I it’s just you know take a good audit of the people in your life. Um I audit of the people in your life. Um I audit of the people in your life. Um I think that there are people that just think that there are people that just think that there are people that just tend to be negative um and kind of set tend to be negative um and kind of set tend to be negative um and kind of set themselves or or limit themselves. Um

[36:47] themselves or or limit themselves. Um themselves or or limit themselves. Um and that kind of influence will and that kind of influence will and that kind of influence will definitely trickle down on you. And so definitely trickle down on you. And so definitely trickle down on you. And so even just you know friends and stuff can even just you know friends and stuff can even just you know friends and stuff can be can can hold you back. Um but you be can can hold you back. Um but you be can can hold you back. Um but you know like you said like having mentors know like you said like having mentors know like you said like having mentors that are you know a lot further along that are you know a lot further along that are you know a lot further along than uh in the direction you want to go than uh in the direction you want to go than uh in the direction you want to go is is so huge. You can definitely you is is so huge. You can definitely you is is so huge. You can definitely you could be 26. You could be syndicating in could be 26. You could be syndicating in could be 26. You could be syndicating in San Diego. I mean look at [laughter]

[37:09] San Diego. I mean look at [laughter] San Diego. I mean look at [laughter] this. this. this. >> You could you could >> You could you could >> You could you could >> I I don’t know if a mentor is going to >> I I don’t know if a mentor is going to >> I I don’t know if a mentor is going to make me 26. Um but make me 26. Um but make me 26. Um but [laughter] [laughter] [laughter] um anyway, uh what about a favorite um anyway, uh what about a favorite um anyway, uh what about a favorite book? Do you have one that’s like a book? Do you have one that’s like a book? Do you have one that’s like a fundamental read you think everybody fundamental read you think everybody fundamental read you think everybody should or um just one you’re currently should or um just one you’re currently should or um just one you’re currently enjoying?

[37:30] enjoying? enjoying? >> Yeah, I um I had one that was just like >> Yeah, I um I had one that was just like >> Yeah, I um I had one that was just like this is the book you need to read. I’m this is the book you need to read. I’m this is the book you need to read. Um I for that it really it really about. Um I for that it really it really about. Um I for that it really it really helps you focus internally about what helps you focus internally about what helps you focus internally about what kind of energy you put on yourself kind of energy you put on yourself

[37:59] kind of energy you put on yourself you’re looking for out of life and um you’re looking for out of life and um you’re looking for out of life and um yeah the motivations behind it and how yeah the motivations behind it and how yeah the motivations behind it and how to get there. I I think if anyone’s to get there. I I think if anyone’s to get there. I I think if anyone’s looking for a new perspective, laws of looking for a new perspective, laws of looking for a new perspective, laws of power, great fun. power, great fun. power, great fun. >> Okay, that one I haven’t read. I’ve >> Okay, that one I haven’t read. I’ve >> Okay, that one I haven’t read. I’ve definitely seen it um recommended a few definitely seen it um recommended a few definitely seen it um recommended a few times. It’s it’s a it’s a bigger book, times.
