Questions This Episode Answers

Who is Megan Greathouse and what kind of real estate does she invest in?
Megan Greathouse is an investor based in St. Louis, Missouri, focused on long-term rentals. She owns 20 units across six or seven buildings, mostly small multifamily properties such as duplexes and fourplexes.
How did Megan Greathouse get started investing in real estate?
She read Rich Dad Poor Dad while deployed in the Marine Corps, which planted the idea. After returning to St. Louis she bought a home and kept it as a rental when she moved, then began buying small multifamily properties in 2017.
What does Megan Greathouse say about waiting for the perfect real estate deal?
She says investors should not wait for a 100% solution, because one does not exist. Her advice is to start with a 70 to 80% plan, take action, and adjust course as needed.
How does Megan Greathouse use the BRRRR method to buy rentals?
She began with a 25% down payment on her early rentals and later added the BRRRR method. She says she never completed a perfect BRRRR, yet each deal still left far less money in the property than it otherwise would have.
Why did Megan Greathouse turn a home into a midterm rental?
She turned her former home into a midterm rental instead of selling it, because she found cash flow harder to come by in long-term rentals in the current market cycle. She expects net cash flow well above a typical long-term rental.

So, when I started, um, I had some So, when I started, um, I had some So, when I started, um, I had some capital built up and I just put the 25% capital built up and I just put the 25% capital built up and I just put the 25% down and bought the rentals, uh, and down and bought the rentals, uh, and down and bought the rentals, uh, and maybe did a little work after I got maybe did a little work after I got maybe did a little work after I got them, but over time, I started adding in them, but over time, I started adding in

[0:57] them, but over time, I started adding in the burr method. And I never did a the burr method. And I never did a the burr method. And I never did a perfect burr, but I always ended up with perfect burr, but I always ended up with perfect burr, but I always ended up with way less left in the property than I way less left in the property than I way less left in the property than I would have otherwise. Um, so it would have otherwise. Um, so it would have otherwise. Um, so it definitely made my money go further. definitely made my money go further. definitely made my money go further. >> Yeah, I, you know, I think there’s too >> Yeah, I, you know, I think there’s too >> Yeah, I, you know, I think there’s too many people that want to play advanced many people that want to play advanced many people that want to play advanced chess from the beginning. Um, and chess from the beginning. Um, and chess from the beginning. Um, and there’s just nothing wrong with a there’s just nothing wrong with a there’s just nothing wrong with a traditional just kind of investment deal traditional just kind of investment deal

[1:15] traditional just kind of investment deal because like at the end of the day, like because like at the end of the day, like because like at the end of the day, like you know, if you waited for the perfect you know, if you waited for the perfect you know, if you waited for the perfect burr, um, you wouldn’t have 20 rentals, burr, um, you wouldn’t have 20 rentals, burr, um, you wouldn’t have 20 rentals, right? Because you just said you haven’t right? Because you just said you haven’t right? Because you just said you haven’t ever gotten one. So, ever gotten one. So, ever gotten one. So, >> yeah. And I mean, I think that, you >> yeah. And I mean, I think that, you >> yeah. And I mean, I think that, you know, investing is never perfect anyway.

[1:27] know, investing is never perfect anyway. know, investing is never perfect anyway. And people talk about wanting to do And people talk about wanting to do And people talk about wanting to do these perfect birds, and they do happen, these perfect birds, and they do happen, these perfect birds, and they do happen, and um, some people are really, really and um, some people are really, really and um, some people are really, really good at them. But I I’m never an good at them. But I I’m never an good at them. But I I’m never an advocate for having a 100% solution advocate for having a 100% solution advocate for having a 100% solution before you start. I don’t think that before you start. I don’t think that before you start. I don’t think that exists. Um, I think it’s better to take exists. Um, I think it’s better to take exists. Um, I think it’s better to take the action and start buying sooner than the action and start buying sooner than the action and start buying sooner than later rather than trying to wait forever later rather than trying to wait forever later rather than trying to wait forever for the perfect solution that will never

[1:49] for the perfect solution that will never for the perfect solution that will never happen happen happen >> 100%. Um, I definitely want to get into >> 100%. Um, I definitely want to get into >> 100%. Um, I definitely want to get into the um the midterm and the short term as the um the midterm and the short term as the um the midterm and the short term as well, but let’s start with kind of what well, but let’s start with kind of what well, but let’s start with kind of what got you started with uh investing. got you started with uh investing. got you started with uh investing. Um so very initially just as I was Um so very initially just as I was Um so very initially just as I was graduating college I was really graduating college I was really graduating college I was really interested in already I hadn’t even interested in already I hadn’t even interested in already I hadn’t even started in the workforce yet and I was started in the workforce yet and I was started in the workforce yet and I was really interested in how do I reduce the really interested in how do I reduce the

[2:12] really interested in how do I reduce the amount of time I have to spend in the amount of time I have to spend in the amount of time I have to spend in the workforce before I can just retire and workforce before I can just retire and workforce before I can just retire and enjoy life. So I started reading on enjoy life. So I started reading on enjoy life. So I started reading on personal finance um and ultimately that personal finance um and ultimately that personal finance um and ultimately that led me to that Robert Kiosaki book that led me to that Robert Kiosaki book that led me to that Robert Kiosaki book that we all know and love Rich Dad Poor Dad we all know and love Rich Dad Poor Dad we all know and love Rich Dad Poor Dad and that planted the seed of real estate and that planted the seed of real estate and that planted the seed of real estate in my mind. Um but I was actually active in my mind. Um but I was actually active in my mind. Um but I was actually active duty in the Marine Corps at the time. I duty in the Marine Corps at the time. I duty in the Marine Corps at the time. I was deployed when I read that book and I

[2:32] was deployed when I read that book and I was deployed when I read that book and I didn’t I I started looking around. I was didn’t I I started looking around. I was didn’t I I started looking around. I was interested but I didn’t take action interested but I didn’t take action interested but I didn’t take action because I didn’t know if I wanted to because I didn’t know if I wanted to because I didn’t know if I wanted to invest in the places where you know from invest in the places where you know from invest in the places where you know from from abroad and then even once I got from abroad and then even once I got from abroad and then even once I got home at that duty station where I knew I home at that duty station where I knew I home at that duty station where I knew I wouldn’t be for very long. So it kind of wouldn’t be for very long. So it kind of wouldn’t be for very long. So it kind of was just there as this idea in the back was just there as this idea in the back was just there as this idea in the back of my mind for a while. And then when I of my mind for a while. And then when I

[2:50] of my mind for a while. And then when I got back to St. Louis I bought my first got back to St. Louis I bought my first got back to St. Louis I bought my first home and when I moved to my second home home and when I moved to my second home home and when I moved to my second home I kept that first one as a rental. So I kept that first one as a rental. So I kept that first one as a rental. So finally, this was probably at least four finally, this was probably at least four finally, this was probably at least four years, four or five years after I first years, four or five years after I first years, four or five years after I first had that idea of real estate investing had that idea of real estate investing had that idea of real estate investing that I I finally dipped my toe in to see that I I finally dipped my toe in to see that I I finally dipped my toe in to see if I would like being a landlord. Um, if I would like being a landlord. Um, if I would like being a landlord. Um, and I did like it, but I decided I did and I did like it, but I decided I did and I did like it, but I decided I did not like single family residence because

[3:11] not like single family residence because not like single family residence because it was great for two years, but then it was great for two years, but then it was great for two years, but then when those tenants were going to move when those tenants were going to move when those tenants were going to move out, I kind of felt all this pressure out, I kind of felt all this pressure out, I kind of felt all this pressure and stress about having two mortgages and stress about having two mortgages and stress about having two mortgages and no tenants covering anything. Uh, so and no tenants covering anything. Uh, so and no tenants covering anything. Uh, so I when I decided to really dive into I when I decided to really dive into I when I decided to really dive into real estate investing, I started looking real estate investing, I started looking real estate investing, I started looking for small multif family and in St. Louis for small multif family and in St. Louis for small multif family and in St. Louis in particular, particularly in the city, in particular, particularly in the city, in particular, particularly in the city, there’s a lot of duplexes and four

[3:30] there’s a lot of duplexes and four there’s a lot of duplexes and four families. Uh so that was the route I families. Uh so that was the route I families. Uh so that was the route I went in 2017 when I started buying went in 2017 when I started buying went in 2017 when I started buying properties as rental properties. properties as rental properties. properties as rental properties. >> Okay. Um and you but you said earlier >> Okay. Um and you but you said earlier >> Okay. Um and you but you said earlier that that you do have a lot of single that that you do have a lot of single that that you do have a lot of single family. So did you go back to single family. So did you go back to single family. So did you go back to single family then?

[3:44] family then? family then? >> No, I don’t have a lot of single family. >> No, I don’t have a lot of single family. >> No, I don’t have a lot of single family. I have 20 units um across I think it’s I have 20 units um across I think it’s I have 20 units um across I think it’s seven buildings. Okay. Six or seven seven buildings. Okay. Six or seven seven buildings. Okay. Six or seven buildings. And then I have I do have uh buildings. And then I have I do have uh buildings. And then I have I do have uh one single family and then I’m bringing one single family and then I’m bringing one single family and then I’m bringing on a couple short-term rentals, one of on a couple short-term rentals, one of on a couple short-term rentals, one of which will be a condo. Um so I am which will be a condo. Um so I am which will be a condo. Um so I am starting to go that way in these higher starting to go that way in these higher starting to go that way in these higher cash flow um situations, but for my cash flow um situations, but for my cash flow um situations, but for my long-term rentals, they’re all primarily

[4:08] long-term rentals, they’re all primarily long-term rentals, they’re all primarily small multif family. small multif family. small multif family. >> Got it. Got it. Got it. I always want to >> Got it. Got it. Got it. I always want to >> Got it. Got it. Got it. I always want to know um partly because I feel like I know um partly because I feel like I know um partly because I feel like I missed out on some of the discipline um missed out on some of the discipline um missed out on some of the discipline um [laughter] that I could have used, but I [laughter] that I could have used, but I [laughter] that I could have used, but I I just want to know what kind of lessons I just want to know what kind of lessons I just want to know what kind of lessons or what kind of benefit you feel like or what kind of benefit you feel like or what kind of benefit you feel like the Marine Corps had for you um in in the Marine Corps had for you um in in the Marine Corps had for you um in in who you are today and your success uh who you are today and your success uh who you are today and your success uh like what do you how how do you

[4:33] like what do you how how do you like what do you how how do you attribute your success uh to the Marine attribute your success uh to the Marine attribute your success uh to the Marine Corps? I I definitely think the Marine Corps? I I definitely think the Marine Corps? I I definitely think the Marine Corps gave me a huge uh foundation and Corps gave me a huge uh foundation and Corps gave me a huge uh foundation and that’s really the the basis of that’s really the the basis of that’s really the the basis of everything that I’ve done in my life. Um everything that I’ve done in my life. Um everything that I’ve done in my life. Um I was fortunate to grow up in a military I was fortunate to grow up in a military I was fortunate to grow up in a military family. So my dad was a career marine my family. So my dad was a career marine my family. So my dad was a career marine my entire childhood. I was moving every two entire childhood. I was moving every two entire childhood. I was moving every two to three years. We lived overseas for to three years. We lived overseas for to three years. We lived overseas for part of my childhood. High school was

[4:53] part of my childhood. High school was part of my childhood. High school was middle school and high school were in middle school and high school were in middle school and high school were in Japan. Uh so I learned flexibility and Japan. Uh so I learned flexibility and Japan. Uh so I learned flexibility and adaptability really early on in life. adaptability really early on in life. adaptability really early on in life. Um, and I learned that, you know, pe Um, and I learned that, you know, pe Um, and I learned that, you know, pe some people really make sacrifices and some people really make sacrifices and some people really make sacrifices and you watch, you know, I watched my dad you watch, you know, I watched my dad you watch, you know, I watched my dad and his colleagues and the things they and his colleagues and the things they and his colleagues and the things they did and the way that they joked and did and the way that they joked and did and the way that they joked and laughed through it all and I didn’t hear laughed through it all and I didn’t hear laughed through it all and I didn’t hear anyone complaining. Um, and I I just I

[5:14] anyone complaining. Um, and I I just I anyone complaining. Um, and I I just I think I really appreciated that mindset think I really appreciated that mindset think I really appreciated that mindset which I now, you know, I refer to as which I now, you know, I refer to as which I now, you know, I refer to as stoicism. Um, and I really enjoy that stoicism. Um, and I really enjoy that stoicism. Um, and I really enjoy that that practice or that mindset of of that practice or that mindset of of that practice or that mindset of of stoicism. And so when I was in college stoicism. And so when I was in college stoicism. And so when I was in college though, I actually didn’t have any plans though, I actually didn’t have any plans though, I actually didn’t have any plans to join the Marine Corps. I kind of to join the Marine Corps. I kind of to join the Marine Corps. I kind of lived that life growing up and I didn’t lived that life growing up and I didn’t lived that life growing up and I didn’t think that it was for me. Um I was very think that it was for me. Um I was very think that it was for me. Um I was very appreciative of what I’d learned. And

[5:34] appreciative of what I’d learned. And appreciative of what I’d learned. And then college was my first experience in then college was my first experience in then college was my first experience in the civilian world and it was a major the civilian world and it was a major the civilian world and it was a major culture shock for me. culture shock for me. culture shock for me. >> And by sophomore year I was um in the >> And by sophomore year I was um in the >> And by sophomore year I was um in the recruiting office signing up to go to recruiting office signing up to go to recruiting office signing up to go to officer candidate school in the summers officer candidate school in the summers officer candidate school in the summers so that I could commission as an officer so that I could commission as an officer so that I could commission as an officer after college. [laughter] So uh I after college. [laughter] So uh I after college. [laughter] So uh I learned a lot even as a kid and then of learned a lot even as a kid and then of learned a lot even as a kid and then of course even more when I was doing it

[5:54] course even more when I was doing it course even more when I was doing it myself. I really just wanted to see if I myself. I really just wanted to see if I myself. I really just wanted to see if I could. I knew it was a big challenge. I could. I knew it was a big challenge. I could. I knew it was a big challenge. I think being the type of person who sees think being the type of person who sees think being the type of person who sees a challenge and goes for it headon a challenge and goes for it headon a challenge and goes for it headon rather than shrinking away or say, “Oh, rather than shrinking away or say, “Oh, rather than shrinking away or say, “Oh, I would never want to do that.” Is uh is I would never want to do that.” Is uh is I would never want to do that.” Is uh is one thing I really learned that helps me one thing I really learned that helps me one thing I really learned that helps me in real estate. Um you learn in real estate. Um you learn in real estate. Um you learn perspective, you know, like it could perspective, you know, like it could perspective, you know, like it could always be worse. Our problems are not

[6:14] always be worse. Our problems are not always be worse. Our problems are not real big problems. Like if we’re sitting real big problems. Like if we’re sitting real big problems. Like if we’re sitting here recording a podcast, if you’re here recording a podcast, if you’re here recording a podcast, if you’re listening to a podcast on a smartphone listening to a podcast on a smartphone listening to a podcast on a smartphone or a laptop um in a warm house with food or a laptop um in a warm house with food or a laptop um in a warm house with food in the fridge, we don’t have real in the fridge, we don’t have real in the fridge, we don’t have real problems. So perspective, stoicism, the problems. So perspective, stoicism, the problems. So perspective, stoicism, the willingness to run, you know, head first willingness to run, you know, head first willingness to run, you know, head first into challenges and to just figure out into challenges and to just figure out into challenges and to just figure out along the way, understand that you can along the way, understand that you can along the way, understand that you can get to a 70 to 80% plan and then just go

[6:38] get to a 70 to 80% plan and then just go get to a 70 to 80% plan and then just go and adjust course as needed. I think all and adjust course as needed. I think all and adjust course as needed. I think all those things really contributed to my those things really contributed to my those things really contributed to my ability to uh invest and and do, you ability to uh invest and and do, you ability to uh invest and and do, you know, fairly well with it. know, fairly well with it. know, fairly well with it. >> Yeah, you really got to be able to take >> Yeah, you really got to be able to take >> Yeah, you really got to be able to take that leap. Um and and I think it also it that leap. Um and and I think it also it that leap. Um and and I think it also it just it takes uh belief in yourself. I just it takes uh belief in yourself. I just it takes uh belief in yourself. I mean, I think you need to to believe mean, I think you need to to believe mean, I think you need to to believe that you will uh be able to figure it that you will uh be able to figure it that you will uh be able to figure it out. Um that you can you can surmount uh

[7:00] out. Um that you can you can surmount uh out. Um that you can you can surmount uh challenges. There’s this new uh term I challenges. There’s this new uh term I challenges. There’s this new uh term I came across and I’m going to butcher came across and I’m going to butcher came across and I’m going to butcher this. You uh said you spent time in this. You uh said you spent time in this. You uh said you spent time in Japan, so maybe you can help me, but uh Japan, so maybe you can help me, but uh Japan, so maybe you can help me, but uh I can’t even I’m trying to pull up the I can’t even I’m trying to pull up the I can’t even I’m trying to pull up the the word. It’s it’s it’s a it’s a term the word. It’s it’s it’s a it’s a term the word. It’s it’s it’s a it’s a term that basically uh talks about setting that basically uh talks about setting that basically uh talks about setting one big challenge uh for the year. It’s one big challenge uh for the year. It’s one big challenge uh for the year. It’s like or something. I don’t have no idea like or something. I don’t have no idea like or something. I don’t have no idea how to say it’s M something, but but

[7:24] how to say it’s M something, but but how to say it’s M something, but but anyway, anyway, anyway, >> I um I’d know how to pronounce it if I >> I um I’d know how to pronounce it if I >> I um I’d know how to pronounce it if I saw it. I can’t remember the word, but I saw it. I can’t remember the word, but I saw it. I can’t remember the word, but I know what you’re talking about. I know what you’re talking about. I know what you’re talking about. I actually read about that. It’s funny. I actually read about that. It’s funny. I actually read about that. It’s funny. I didn’t I I didn’t hear about it when I didn’t I I didn’t hear about it when I didn’t I I didn’t hear about it when I lived there, but I read about it in a lived there, but I read about it in a lived there, but I read about it in a really great book called The Comfort really great book called The Comfort really great book called The Comfort Crisis. Have you heard of that one?

[7:36] Crisis. Have you heard of that one? Crisis. Have you heard of that one? >> Uh it sounds familiar. I’m not very >> Uh it sounds familiar. I’m not very >> Uh it sounds familiar. I’m not very familiar with it, though. familiar with it, though. familiar with it, though. >> Yeah, it’s a it’s a great one. I >> Yeah, it’s a it’s a great one. I >> Yeah, it’s a it’s a great one. I definitely recommend. It’s not real definitely recommend. It’s not real definitely recommend. It’s not real estate specific. uh it’s much more estate specific. uh it’s much more estate specific. uh it’s much more mindset and how we take care of mindset and how we take care of mindset and how we take care of ourselves and perspective and seeking ourselves and perspective and seeking ourselves and perspective and seeking challenge in life. Um so it is a great challenge in life. Um so it is a great challenge in life. Um so it is a great book. I I really recommend it to book. I I really recommend it to book. I I really recommend it to anybody.

[7:54] anybody. anybody. >> Yeah. So like you know we’re coming up >> Yeah. So like you know we’re coming up >> Yeah. So like you know we’re coming up as of recording this um you know it is as of recording this um you know it is as of recording this um you know it is it is December 17th and um you know it is December 17th and um you know it is December 17th and um you know thinking about the year to come 2026 you thinking about the year to come 2026 you thinking about the year to come 2026 you know what kind of big challenge that know what kind of big challenge that know what kind of big challenge that could you know that would be like this could you know that would be like this could you know that would be like this is going to be 2026 is the year that I is going to be 2026 is the year that I is going to be 2026 is the year that I did this you know what I mean like that did this you know what I mean like that did this you know what I mean like that kind of like I climbed that mountain or kind of like I climbed that mountain or kind of like I climbed that mountain or whatever you want to make it. Um, I

[8:17] whatever you want to make it. Um, I whatever you want to make it. Um, I won’t say write a book cuz I said that won’t say write a book cuz I said that won’t say write a book cuz I said that in 2024. in 2024. in 2024. [laughter] [laughter] [laughter] It’s it’s still it’s in the editing It’s it’s still it’s in the editing It’s it’s still it’s in the editing stage, but um it is uh stage, but um it is uh stage, but um it is uh >> Oh, nice. Congratulations. >> Oh, nice. Congratulations. >> Oh, nice. Congratulations. >> Thank you. That’s the kind of thing >> Thank you. That’s the kind of thing >> Thank you. That’s the kind of thing where you can like you know you know where you can like you know you know where you can like you know you know take on a big challenge and I think uh I take on a big challenge and I think uh I take on a big challenge and I think uh I I I heard um an interview with um David I I heard um an interview with um David I I heard um an interview with um David Gogggins and um Andrew Huberman um and Gogggins and um Andrew Huberman um and

[8:43] Gogggins and um Andrew Huberman um and he was just basically talking about uh he was just basically talking about uh he was just basically talking about uh the part of the brain that uh gets the part of the brain that uh gets the part of the brain that uh gets exercise when you do things that you exercise when you do things that you exercise when you do things that you don’t want to do. Um, and I think this don’t want to do. Um, and I think this don’t want to do. Um, and I think this kind of relates to what we’re talking kind of relates to what we’re talking kind of relates to what we’re talking about here, too, is like if you if you about here, too, is like if you if you about here, too, is like if you if you build in like you you can think about build in like you you can think about build in like you you can think about these things, these challenges, these these things, these challenges, these these things, these challenges, these overcoming obstacles, these putting overcoming obstacles, these putting overcoming obstacles, these putting yourself into these adverse situations yourself into these adverse situations

[9:04] yourself into these adverse situations as um like a way of building strength as um like a way of building strength as um like a way of building strength and like if you continue to show up, you and like if you continue to show up, you and like if you continue to show up, you keep continue to do these things, you keep continue to do these things, you keep continue to do these things, you will then have the confidence to take on will then have the confidence to take on will then have the confidence to take on something like, you know, a real estate something like, you know, a real estate something like, you know, a real estate investing deal if you struggle with the investing deal if you struggle with the investing deal if you struggle with the confidence aspect. I think really confidence aspect. I think really confidence aspect. I think really showing up for yourself, committing to showing up for yourself, committing to showing up for yourself, committing to something and doing it is where you something and doing it is where you something and doing it is where you build that up that you you exercise that

[9:25] build that up that you you exercise that build that up that you you exercise that muscle. muscle. muscle. >> Yeah. >> Yeah. >> Yeah. >> Absolutely. >> Absolutely. >> Absolutely. >> Sounds like you had a lot of that >> Sounds like you had a lot of that >> Sounds like you had a lot of that growing up and then the Marine Corps, growing up and then the Marine Corps, growing up and then the Marine Corps, I’m sure, did that for you as well. I’m sure, did that for you as well. I’m sure, did that for you as well. >> Yeah. And I think what you you say there >> Yeah. And I think what you you say there >> Yeah. And I think what you you say there about that concept of um kind of about that concept of um kind of about that concept of um kind of continuing [clears throat] to push continuing [clears throat] to push continuing [clears throat] to push yourself and how that helps you improve yourself and how that helps you improve yourself and how that helps you improve it. Discomfort is all about lack of it. Discomfort is all about lack of

[9:44] it. Discomfort is all about lack of familiarity, right? So when you do familiarity, right? So when you do familiarity, right? So when you do something new, it’s uncomfortable. No something new, it’s uncomfortable. No something new, it’s uncomfortable. No matter what, it could be, you know, uh matter what, it could be, you know, uh matter what, it could be, you know, uh just entering a room in a new place that just entering a room in a new place that just entering a room in a new place that you’ve never been with a bunch of you’ve never been with a bunch of you’ve never been with a bunch of strangers. It could be investing in a strangers. It could be investing in a strangers. It could be investing in a property, traveling abroad, whatever it property, traveling abroad, whatever it property, traveling abroad, whatever it is. If it’s brand new, it’s going to be is. If it’s brand new, it’s going to be is. If it’s brand new, it’s going to be a little bit uncomfortable, maybe a lot a little bit uncomfortable, maybe a lot a little bit uncomfortable, maybe a lot uncomfortable, but as soon as you start

[10:03] uncomfortable, but as soon as you start uncomfortable, but as soon as you start to get familiar, you just take the to get familiar, you just take the to get familiar, you just take the steps, you take the actions, you do the steps, you take the actions, you do the steps, you take the actions, you do the thing, you start to gain familiarity, thing, you start to gain familiarity, thing, you start to gain familiarity, and that discomfort goes away. I really and that discomfort goes away. I really and that discomfort goes away. I really think discomfort is primarily a lack of think discomfort is primarily a lack of think discomfort is primarily a lack of familiarity, and that’s easily fixed. familiarity, and that’s easily fixed.

[10:16] familiarity, and that’s easily fixed. >> Absolutely, 100%. I mean this podcast um >> Absolutely, 100%. I mean this podcast um >> Absolutely, 100%. I mean this podcast um it’s a great example of that. Like when it’s a great example of that. Like when it’s a great example of that. Like when I started when I tried to speak for the I started when I tried to speak for the I started when I tried to speak for the first time on something it was just like first time on something it was just like first time on something it was just like it’s nothing’s coming out right. I’m it’s nothing’s coming out right. I’m it’s nothing’s coming out right. I’m nervous. This is crazy. And now like nervous. This is crazy. And now like nervous. This is crazy. And now like it’s you know after doing it a lot it it’s you know after doing it a lot it it’s you know after doing it a lot it just you don’t think twice about it. And just you don’t think twice about it. And just you don’t think twice about it. And it’s hard for you to understand like it’s hard for you to understand like it’s hard for you to understand like other people that like you know they’re

[10:36] other people that like you know they’re other people that like you know they’re they’re worried about they’re nervous they’re worried about they’re nervous they’re worried about they’re nervous about it. And of course they are like if about it. And of course they are like if about it. And of course they are like if it’s not familiar um this this might it’s not familiar um this this might it’s not familiar um this this might feel like it’s a really big thing but feel like it’s a really big thing but feel like it’s a really big thing but you know at the end of the day you’re you know at the end of the day you’re you know at the end of the day you’re just you’re just talking and yeah it’s a just you’re just talking and yeah it’s a just you’re just talking and yeah it’s a familiarity. So I love it. Um so yeah so familiarity. So I love it. Um so yeah so familiarity. So I love it. Um so yeah so what brought you into moving into let’s what brought you into moving into let’s what brought you into moving into let’s get back to real estate. What brought get back to real estate. What brought get back to real estate. What brought you into going into the midterm space?

[10:55] you into going into the midterm space? you into going into the midterm space? You said that’s you’re you’re looking at You said that’s you’re you’re looking at You said that’s you’re you’re looking at getting into the short term. You you getting into the short term. You you getting into the short term. You you haven’t yet but you have started getting haven’t yet but you have started getting haven’t yet but you have started getting into the midterm. Am I remembering that into the midterm. Am I remembering that into the midterm. Am I remembering that right? right? right? >> Yeah. So I actually once again kind of >> Yeah. So I actually once again kind of >> Yeah. So I actually once again kind of just the way I dip my toe into rentals just the way I dip my toe into rentals just the way I dip my toe into rentals in general. Um, I just moved again. And in general. Um, I just moved again. And in general. Um, I just moved again. And when I moved, I decided instead of sell when I moved, I decided instead of sell when I moved, I decided instead of sell my other home, I was going to turn it

[11:14] my other home, I was going to turn it my other home, I was going to turn it into a midterm rental. It’s in a great into a midterm rental. It’s in a great into a midterm rental. It’s in a great area. Um, I’m still just a few minutes area. Um, I’m still just a few minutes area. Um, I’m still just a few minutes away from it because I’m in a very away from it because I’m in a very away from it because I’m in a very central area, great school districts, central area, great school districts, central area, great school districts, all those good things. Um, and I just all those good things. Um, and I just all those good things. Um, and I just wanted to try it. I have multiple really wanted to try it. I have multiple really wanted to try it. I have multiple really good friends. I’m I’m a big networker. I good friends. I’m I’m a big networker. I good friends. I’m I’m a big networker. I love to be out and about with other love to be out and about with other love to be out and about with other people who are doing similar things as people who are doing similar things as people who are doing similar things as me and hopefully doing more than I’m

[11:32] me and hopefully doing more than I’m me and hopefully doing more than I’m doing so I can learn from them. Um, and doing so I can learn from them. Um, and doing so I can learn from them. Um, and I have friends who have just done I have friends who have just done I have friends who have just done amazing uh with midterm rentals. And amazing uh with midterm rentals. And amazing uh with midterm rentals. And it’s an interesting concept to me, that it’s an interesting concept to me, that it’s an interesting concept to me, that kind of sweet spot between long-term and kind of sweet spot between long-term and kind of sweet spot between long-term and short-term. Yeah. So, I decided to give short-term. Yeah. So, I decided to give short-term. Yeah. So, I decided to give it a shot. Um, rather than put a it a shot. Um, rather than put a it a shot. Um, rather than put a property on the market when I was property on the market when I was property on the market when I was already buying another one and deal with already buying another one and deal with already buying another one and deal with all that.

[11:50] all that. all that. >> Uh, and so far so good. It’s only been >> Uh, and so far so good. It’s only been >> Uh, and so far so good. It’s only been rented for a few months, but it’s been rented for a few months, but it’s been rented for a few months, but it’s been the same people for about three months the same people for about three months the same people for about three months now. Um, the rent is definitely way now. Um, the rent is definitely way now. Um, the rent is definitely way higher than I would get as a long-term higher than I would get as a long-term higher than I would get as a long-term rental. Uh it was a fun process rental. Uh it was a fun process rental. Uh it was a fun process furnishing it and they’re really happy furnishing it and they’re really happy furnishing it and they’re really happy there. And um I should have net cash there. And um I should have net cash there. And um I should have net cash flow much higher than I would generally flow much higher than I would generally flow much higher than I would generally have from a long-term rental. So I like

[12:09] have from a long-term rental. So I like have from a long-term rental. So I like this because I think at this point um in this because I think at this point um in this because I think at this point um in the market cycle, we’re seeing that it’s the market cycle, we’re seeing that it’s the market cycle, we’re seeing that it’s just not as easy to find cash flow as it just not as easy to find cash flow as it just not as easy to find cash flow as it used to be in long term. And it is a used to be in long term. And it is a used to be in long term. And it is a cycle, so it’ll come back and, you know, cycle, so it’ll come back and, you know, cycle, so it’ll come back and, you know, we’ll have corrections and um I there’s we’ll have corrections and um I there’s we’ll have corrections and um I there’s still great investments to be made out still great investments to be made out still great investments to be made out there, even in the long-term space, but there, even in the long-term space, but there, even in the long-term space, but it felt like a good time in the market it felt like a good time in the market

[12:26] it felt like a good time in the market cycle, to try a different strategy, cycle, to try a different strategy, cycle, to try a different strategy, especially after the fact I’d spent especially after the fact I’d spent especially after the fact I’d spent almost 10 years just strictly doing almost 10 years just strictly doing almost 10 years just strictly doing long-term rentals. long-term rentals. long-term rentals. >> Yeah. I was I was wondering, so you’re >> Yeah. I was I was wondering, so you’re >> Yeah. I was I was wondering, so you’re moving from your house that you lived moving from your house that you lived moving from your house that you lived in. I was like, did you just like start in. I was like, did you just like start in. I was like, did you just like start over? you buy a new house and just get over? you buy a new house and just get over? you buy a new house and just get all new furniture and leave everything.

[12:42] all new furniture and leave everything. all new furniture and leave everything. [laughter] [laughter] [laughter] >> A lot of that is a lot of that is what I >> A lot of that is a lot of that is what I >> A lot of that is a lot of that is what I did. I mean, it’s easier than moving the did. I mean, it’s easier than moving the did. I mean, it’s easier than moving the furniture. Uh it was funny though, some furniture. Uh it was funny though, some furniture. Uh it was funny though, some of the things I bought the same exact of the things I bought the same exact of the things I bought the same exact thing for the new house um because I thing for the new house um because I thing for the new house um because I knew I liked it and it would fit the knew I liked it and it would fit the knew I liked it and it would fit the space. But yeah, I did do I did a lot of space. But yeah, I did do I did a lot of space. But yeah, I did do I did a lot of buying new furniture for the house I was buying new furniture for the house I was buying new furniture for the house I was moving to rather than move furniture

[13:01] moving to rather than move furniture moving to rather than move furniture from one house to another house and then from one house to another house and then from one house to another house and then re backfill the other house. Uh, so that re backfill the other house. Uh, so that re backfill the other house. Uh, so that did make the furnishing a little bit did make the furnishing a little bit did make the furnishing a little bit easier and still it was kind of a crazy easier and still it was kind of a crazy easier and still it was kind of a crazy process. So, you know, it’s new to me. process. So, you know, it’s new to me. process. So, you know, it’s new to me. It’s that discomfort of doing it for the It’s that discomfort of doing it for the It’s that discomfort of doing it for the first time and realizing just how many first time and realizing just how many first time and realizing just how many things you need to stock a place in the things you need to stock a place in the things you need to stock a place in the matter of a week when you’re in between.

[13:19] matter of a week when you’re in between. matter of a week when you’re in between. I finally moved out and I had pre-leased I finally moved out and I had pre-leased I finally moved out and I had pre-leased it um just based on some pictures with it um just based on some pictures with it um just based on some pictures with my stuff in it. So, it was a Yeah, I my stuff in it. So, it was a Yeah, I my stuff in it. So, it was a Yeah, I don’t know why I did that to myself, don’t know why I did that to myself, don’t know why I did that to myself, [laughter] but I pre-leased it. Uh, I I [laughter] but I pre-leased it. Uh, I I [laughter] but I pre-leased it. Uh, I I don’t know if I expected that it would don’t know if I expected that it would don’t know if I expected that it would lease that quickly. Uh, so I I had a lease that quickly. Uh, so I I had a lease that quickly. Uh, so I I had a deadline, but I do tend to work better deadline, but I do tend to work better deadline, but I do tend to work better under deadlines anyway. [laughter] under deadlines anyway. [laughter] under deadlines anyway. [laughter] >> So, I actually had another uh guest once

[13:40] >> So, I actually had another uh guest once >> So, I actually had another uh guest once that they were like like about to have a that they were like like about to have a that they were like like about to have a a nervous breakdown. I mean, I was a nervous breakdown. I mean, I was a nervous breakdown. I mean, I was impressed how well they were handling impressed how well they were handling impressed how well they were handling it, but I feel like they had like 48 it, but I feel like they had like 48 it, but I feel like they had like 48 hours or something. They had to like hours or something. They had to like hours or something. They had to like basically get off the podcast and order basically get off the podcast and order basically get off the podcast and order everything from Target.

[13:54] everything from Target. everything from Target. >> Oh my god, it was something crazy. Um, >> Oh my god, it was something crazy. Um, >> Oh my god, it was something crazy. Um, >> that is crazy. Yeah. >> that is crazy. Yeah. >> that is crazy. Yeah. >> Yeah, that’s that’s amazing. I so we we >> Yeah, that’s that’s amazing. I so we we >> Yeah, that’s that’s amazing. I so we we recently so our most recent burr uh was recently so our most recent burr uh was recently so our most recent burr uh was getting into the midterm space for the getting into the midterm space for the getting into the midterm space for the exact reason you mentioned is like just exact reason you mentioned is like just exact reason you mentioned is like just it wasn’t going to do well long term. Um it wasn’t going to do well long term. Um it wasn’t going to do well long term. Um it was in a great location. We we really it was in a great location. We we really it was in a great location. We we really wanted it we probably were a little too wanted it we probably were a little too

[14:13] wanted it we probably were a little too emotionally attached to the property cuz emotionally attached to the property cuz emotionally attached to the property cuz we we was cute and was in a good spot we we was cute and was in a good spot we we was cute and was in a good spot and we’re like we’d want to live here if and we’re like we’d want to live here if and we’re like we’d want to live here if we um yeah if if if it wasn’t too small we um yeah if if if it wasn’t too small we um yeah if if if it wasn’t too small for our family. But but anyway, so we for our family. But but anyway, so we for our family. But but anyway, so we flipped we we going to try this. We’re flipped we we going to try this. We’re flipped we we going to try this. We’re going to try the midterm rental. um going to try the midterm rental. um going to try the midterm rental. um actually had um Jesse Vad Vazquez on the actually had um Jesse Vad Vazquez on the actually had um Jesse Vad Vazquez on the show and he live analyzed the the show and he live analyzed the the show and he live analyzed the the [laughter] property which is

[14:34] [laughter] property which is [laughter] property which is >> that’s awesome. >> that’s awesome. >> that’s awesome. >> Um but anyway, so that’s been really >> Um but anyway, so that’s been really >> Um but anyway, so that’s been really interesting and we’re we’re coming to interesting and we’re we’re coming to interesting and we’re we’re coming to and you know I’ll be curious what your and you know I’ll be curious what your and you know I’ll be curious what your thoughts are on this but we’re coming up thoughts are on this but we’re coming up thoughts are on this but we’re coming up on this really interesting uh decision on this really interesting uh decision on this really interesting uh decision point. So, so one of the the cadences point. So, so one of the the cadences point. So, so one of the the cadences that we’ve had a hard time adjusting to that we’ve had a hard time adjusting to that we’ve had a hard time adjusting to or we’re just kind of learning is is or we’re just kind of learning is is or we’re just kind of learning is is what happens is is that the bookings are

[14:52] what happens is is that the bookings are what happens is is that the bookings are like so last minute like you you will like so last minute like you you will like so last minute like you you will have um it open on the platforms the have um it open on the platforms the have um it open on the platforms the entire like tenency and then um nothing entire like tenency and then um nothing entire like tenency and then um nothing nothing and and you’re like okay we’re nothing and and you’re like okay we’re nothing and and you’re like okay we’re coming up it’s like a month out like coming up it’s like a month out like coming up it’s like a month out like what’s going to happen and then like you what’s going to happen and then like you what’s going to happen and then like you know a week out it’s like boom it’s know a week out it’s like boom it’s know a week out it’s like boom it’s filled and it’s it’s not an issue. Um, filled and it’s it’s not an issue. Um, filled and it’s it’s not an issue. Um, but so right now we have somebody in but so right now we have somebody in but so right now we have somebody in there for seven months, which is

[15:15] there for seven months, which is there for seven months, which is awesome. Um, awesome. Um, awesome. Um, >> that’s great. >> that’s great. >> that’s great. >> But we have somebody requesting uh >> But we have somebody requesting uh >> But we have somebody requesting uh multiple months with like two months of multiple months with like two months of multiple months with like two months of a gap after they’re done. Um, and it’s a a gap after they’re done. Um, and it’s a a gap after they’re done. Um, and it’s a higher a higher higher a higher higher a higher >> pay point than we’ve gotten before. Um, >> pay point than we’ve gotten before. Um, >> pay point than we’ve gotten before. Um, so we’re tempted and we’re like, can we so we’re tempted and we’re like, can we so we’re tempted and we’re like, can we figure out like a couple month gap? It’s figure out like a couple month gap? It’s figure out like a couple month gap? It’s not like it’s three weeks, you know, not like it’s three weeks, you know, not like it’s three weeks, you know, it’s not going to be just doable, but um

[15:37] it’s not going to be just doable, but um it’s not going to be just doable, but um I obviously ideally we’d want it to bump I obviously ideally we’d want it to bump I obviously ideally we’d want it to bump right up against that other booking. right up against that other booking. right up against that other booking. >> Yeah. Are you in a place where you can >> Yeah. Are you in a place where you can >> Yeah. Are you in a place where you can short-term rent in that no interim? short-term rent in that no interim? short-term rent in that no interim? >> Yeah, that’s what my my property too is. >> Yeah, that’s what my my property too is. >> Yeah, that’s what my my property too is. It’s in a neighborhood where it’s only It’s in a neighborhood where it’s only It’s in a neighborhood where it’s only 30 plus day stays.

[15:51] 30 plus day stays. 30 plus day stays. >> Um yeah, that’s >> Um yeah, that’s >> Um yeah, that’s >> I mean, you could still potentially get >> I mean, you could still potentially get >> I mean, you could still potentially get a 30-day stay in there. I guess it’s a a 30-day stay in there. I guess it’s a a 30-day stay in there. I guess it’s a math equation of if they’re willing to math equation of if they’re willing to math equation of if they’re willing to pay more than you generally get per pay more than you generally get per pay more than you generally get per month, then what’s the shortfall? month, then what’s the shortfall? month, then what’s the shortfall? >> Um, >> Um, >> Um, >> it definitely wouldn’t pencil out if if >> it definitely wouldn’t pencil out if if >> it definitely wouldn’t pencil out if if like we didn’t fill it, you know, like like we didn’t fill it, you know, like like we didn’t fill it, you know, like it’s it’s not that much more, but it’s it’s not that much more, but it’s it’s not that much more, but [clears throat]

[16:10] [clears throat] [clears throat] >> but you know, we’re also just kind of >> but you know, we’re also just kind of >> but you know, we’re also just kind of open to the idea maybe. I don’t know. open to the idea maybe. I don’t know. open to the idea maybe. I don’t know. We’re having we’re having to decide. We’re having we’re having to decide. We’re having we’re having to decide. it’s on Airbnb, so I think we have to it’s on Airbnb, so I think we have to it’s on Airbnb, so I think we have to like kind of say yay or nay here um like kind of say yay or nay here um like kind of say yay or nay here um shortly. But shortly. But shortly. But >> um kind of interested in in in trying >> um kind of interested in in in trying >> um kind of interested in in in trying and seeing and then, you know, maybe and seeing and then, you know, maybe and seeing and then, you know, maybe it’s a lesson learned and we’re eating a it’s a lesson learned and we’re eating a it’s a lesson learned and we’re eating a couple months. Um yeah, but couple months. Um yeah, but couple months. Um yeah, but >> because there’s, like I said, there’s

[16:32] >> because there’s, like I said, there’s >> because there’s, like I said, there’s also a chance that this uh person will also a chance that this uh person will also a chance that this uh person will renew for longer and it might, you know, renew for longer and it might, you know, renew for longer and it might, you know, end up working out well that way. end up working out well that way. end up working out well that way. >> But >> But >> But >> it’s a different cadence that it’s going >> it’s a different cadence that it’s going >> it’s a different cadence that it’s going to work out, right? Like it’s uh I feel to work out, right? Like it’s uh I feel to work out, right? Like it’s uh I feel like that’s I don’t know 40% of real like that’s I don’t know 40% of real like that’s I don’t know 40% of real estate investing. It’s being like well estate investing. It’s being like well estate investing. It’s being like well it’ll work out. We’ll figure it out.

Um, but tell so so are you under bit. Um, but tell so so are you under contract to buy this condo then or or contract to buy this condo then or or contract to buy this condo then or or what’s what’s going on with the short what’s what’s going on with the short what’s what’s going on with the short term?

[20:23] term? term? >> I basically there was some initial it >> I basically there was some initial it >> I basically there was some initial it was kind of a word of mouth situation was kind of a word of mouth situation was kind of a word of mouth situation and uh I shouldn’t dive too deeply into and uh I shouldn’t dive too deeply into and uh I shouldn’t dive too deeply into it yet because it’s just nothing’s it yet because it’s just nothing’s it yet because it’s just nothing’s official, but we just a few days ago official, but we just a few days ago official, but we just a few days ago came to I guess it was the end of last came to I guess it was the end of last came to I guess it was the end of last week came to like a a verbal agreement.

So, I’m 90% sure that that’s something I’ll end up closing on. that’s something I’ll end up closing on. that’s something I’ll end up closing on. Um, maybe by the end of the year cuz Um, maybe by the end of the year cuz Um, maybe by the end of the year cuz it’s, you know, offmarket. Um, I have a it’s, you know, offmarket. Um, I have a it’s, you know, offmarket. Um, I have a line of credit on some of my my rental line of credit on some of my my rental line of credit on some of my my rental properties, which is allows me to buy properties, which is allows me to buy properties, which is allows me to buy cash, which for now is still uh really cash, which for now is still uh really

[20:59] cash, which for now is still uh really great until next, I guess it’s March or great until next, I guess it’s March or great until next, I guess it’s March or end of March when the Finn send stuff end of March when the Finn send stuff end of March when the Finn send stuff shows up and then it won’t be so quick shows up and then it won’t be so quick shows up and then it won’t be so quick to buy with cash. But [snorts] yeah, to buy with cash. But [snorts] yeah, to buy with cash. But [snorts] yeah, we’ll see if I can push it through by we’ll see if I can push it through by we’ll see if I can push it through by the end of the year. the end of the year. the end of the year. >> Cool. Um and and the and the premise for >> Cool. Um and and the and the premise for >> Cool. Um and and the and the premise for you doing this or the like the the pool you doing this or the like the the pool you doing this or the like the the pool is it that you want to get into the is it that you want to get into the is it that you want to get into the short-term space or just the opportunity short-term space or just the opportunity

[21:20] short-term space or just the opportunity is great. is great. is great. >> I think for me short-term is more of a >> I think for me short-term is more of a >> I think for me short-term is more of a lifestyle investment. Um obviously when lifestyle investment. Um obviously when lifestyle investment. Um obviously when you do it right and you really depending you do it right and you really depending you do it right and you really depending on where and how you do it, people can on where and how you do it, people can on where and how you do it, people can make a ton of money that way. Um I see make a ton of money that way. Um I see make a ton of money that way. Um I see short-term rentals being maybe five to short-term rentals being maybe five to short-term rentals being maybe five to at most 10% of my portfolio in the at most 10% of my portfolio in the at most 10% of my portfolio in the future. And really, I want it to be in future. And really, I want it to be in future. And really, I want it to be in places where I can go enjoy it for a places where I can go enjoy it for a

[21:41] places where I can go enjoy it for a week or two each year with my family. week or two each year with my family. week or two each year with my family. So, I’ve got two kids. Um, I already So, I’ve got two kids. Um, I already So, I’ve got two kids. Um, I already have them invested in one of my rental have them invested in one of my rental have them invested in one of my rental properties. And I’m trying to help them properties. And I’m trying to help them properties. And I’m trying to help them learn about real estate. And I want to learn about real estate. And I want to learn about real estate. And I want to show them kind of the the power and the show them kind of the the power and the show them kind of the the power and the versatility and how creative you can be versatility and how creative you can be versatility and how creative you can be with real estate and how you can use it with real estate and how you can use it with real estate and how you can use it to fuel your life in a lot of different to fuel your life in a lot of different to fuel your life in a lot of different ways. I really love travel. My ideal

[22:01] ways. I really love travel. My ideal ways. I really love travel. My ideal situation would be to have a home situation would be to have a home situation would be to have a home somewhere in the mountains, maybe somewhere in the mountains, maybe somewhere in the mountains, maybe somewhere on a beach, somewhere in a big somewhere on a beach, somewhere in a big somewhere on a beach, somewhere in a big city, somewhere abroad. I want some of city, somewhere abroad. I want some of city, somewhere abroad. I want some of these vacation homes in different these vacation homes in different these vacation homes in different places. Um, just to be able to call a places. Um, just to be able to call a places. Um, just to be able to call a place my own in some of these spots place my own in some of these spots place my own in some of these spots where I want to go spend time, and I where I want to go spend time, and I where I want to go spend time, and I want short-term renting to cover that want short-term renting to cover that want short-term renting to cover that cost for me. If I can make a little bit

[22:21] cost for me. If I can make a little bit cost for me. If I can make a little bit on top of that, that’s great. But on top of that, that’s great. But on top of that, that’s great. But ideally, as long as it’s covering all my ideally, as long as it’s covering all my ideally, as long as it’s covering all my costs for having that place and getting costs for having that place and getting costs for having that place and getting to use it a little bit, um, that’s what to use it a little bit, um, that’s what to use it a little bit, um, that’s what I want. So, this particular condo is I want. So, this particular condo is I want. So, this particular condo is just under three hours from St. Louis, just under three hours from St. Louis, just under three hours from St. Louis, and it’s a relatively low price point um and it’s a relatively low price point um and it’s a relatively low price point um for a vacation home, you know, compared for a vacation home, you know, compared for a vacation home, you know, compared to some of the other places I’d like to to some of the other places I’d like to to some of the other places I’d like to own in the future. So, for me, this is

[22:42] own in the future. So, for me, this is own in the future. So, for me, this is like a a nice test. It’s again dipping like a a nice test. It’s again dipping like a a nice test. It’s again dipping my toe in the water. Uh it’s getting my toe in the water. Uh it’s getting my toe in the water. Uh it’s getting comfortable with the uncomfortable in a comfortable with the uncomfortable in a comfortable with the uncomfortable in a place where I can get out there pretty place where I can get out there pretty place where I can get out there pretty easily, and the mortgage payment is not easily, and the mortgage payment is not easily, and the mortgage payment is not going to be insane. There are condo fees going to be insane. There are condo fees going to be insane. There are condo fees of course so that adds to it but overall of course so that adds to it but overall of course so that adds to it but overall I feel like it’s a good learning I feel like it’s a good learning I feel like it’s a good learning opportunity. Really opportunity. Really opportunity. Really >> interesting. Yeah. Did you um did you

[23:03] >> interesting. Yeah. Did you um did you >> interesting. Yeah. Did you um did you feel like this market did you look into feel like this market did you look into feel like this market did you look into like how much like the whole Airbnb like how much like the whole Airbnb like how much like the whole Airbnb craze like impacted that market? Like I craze like impacted that market? Like I craze like impacted that market? Like I mean what’s in my market, my local like mean what’s in my market, my local like mean what’s in my market, my local like kind of vacation area, there’s kind of vacation area, there’s kind of vacation area, there’s definitely there was definitely like definitely there was definitely like definitely there was definitely like this boom in the Airbnb space and then this boom in the Airbnb space and then this boom in the Airbnb space and then um now it’s you know I mean I think a um now it’s you know I mean I think a um now it’s you know I mean I think a lot of people were operating off of you lot of people were operating off of you lot of people were operating off of you know numbers that were previously um

[23:28] know numbers that were previously um know numbers that were previously um good um but then you know there was a good um but then you know there was a good um but then you know there was a flood of new ones so like the the amount flood of new ones so like the the amount flood of new ones so like the the amount of bookings and stuff went down. Um but of bookings and stuff went down. Um but of bookings and stuff went down. Um but obviously we’re past that. there’s not obviously we’re past that. there’s not obviously we’re past that. there’s not like a huge craze of buying and and new like a huge craze of buying and and new like a huge craze of buying and and new Airbnbs popping up all over the place, Airbnbs popping up all over the place, Airbnbs popping up all over the place, but just curious if what that looked but just curious if what that looked but just curious if what that looked like for you when you were looking into like for you when you were looking into like for you when you were looking into that market, that opportunity.

[23:46] that market, that opportunity. that market, that opportunity. >> Yeah, the place where I’m buying is a >> Yeah, the place where I’m buying is a >> Yeah, the place where I’m buying is a vacation spot and has been for forever. vacation spot and has been for forever. vacation spot and has been for forever. It’s on a lake, so it’s not uh it’s not It’s on a lake, so it’s not uh it’s not It’s on a lake, so it’s not uh it’s not the same as if I were buying here in St. the same as if I were buying here in St. the same as if I were buying here in St. Louis. Louis. Louis. >> Sure. >> Sure. >> Sure. >> Um I actually didn’t really want to >> Um I actually didn’t really want to >> Um I actually didn’t really want to touch short-term rentals in St. Louis touch short-term rentals in St. Louis touch short-term rentals in St. Louis because first of all, there’s not that because first of all, there’s not that because first of all, there’s not that much of a personal utility to me for it.

[24:03] much of a personal utility to me for it. much of a personal utility to me for it. I guess it could have been a way to I guess it could have been a way to I guess it could have been a way to learn it. But second of all, I do think learn it. But second of all, I do think learn it. But second of all, I do think it could be a really saturated market at it could be a really saturated market at it could be a really saturated market at this point because yeah, there were so this point because yeah, there were so this point because yeah, there were so many people jumping into that to improve many people jumping into that to improve many people jumping into that to improve cash flows and then you know the supply cash flows and then you know the supply cash flows and then you know the supply and demand situation flips on you and demand situation flips on you and demand situation flips on you eventually. Um so but I don’t it’s not eventually. Um so but I don’t it’s not eventually. Um so but I don’t it’s not quite the same situation in a place quite the same situation in a place quite the same situation in a place where the major economic driver is the

[24:24] where the major economic driver is the where the major economic driver is the fact that this is a vacation destination fact that this is a vacation destination fact that this is a vacation destination for people um in Missouri and and you for people um in Missouri and and you for people um in Missouri and and you know throughout some different areas of know throughout some different areas of know throughout some different areas of the Midwest as well. the Midwest as well. the Midwest as well. >> Sure. Yeah. I mean, that’s going to be >> Sure. Yeah. I mean, that’s going to be >> Sure. Yeah. I mean, that’s going to be most of the house is going to be used most of the house is going to be used most of the house is going to be used for vacation type things. So, for vacation type things. So, for vacation type things. So, >> yeah. And it is I mean, we’re in >> yeah. And it is I mean, we’re in >> yeah. And it is I mean, we’re in Missouri, so very seasonal. People don’t Missouri, so very seasonal. People don’t Missouri, so very seasonal. People don’t want to be most people don’t want to be

[24:44] want to be most people don’t want to be want to be most people don’t want to be at the lake um outside of summertime, at the lake um outside of summertime, at the lake um outside of summertime, but there are, you know, people will do but there are, you know, people will do but there are, you know, people will do the places up um with Christmas the places up um with Christmas the places up um with Christmas decorations and you’ll get some bookings decorations and you’ll get some bookings decorations and you’ll get some bookings during holiday seasons and everything. during holiday seasons and everything. during holiday seasons and everything. And then there’s people who come in kind And then there’s people who come in kind And then there’s people who come in kind of during the off season, contractors of during the off season, contractors of during the off season, contractors and such who come and do work on all the and such who come and do work on all the and such who come and do work on all the different condos [clears throat] and different condos [clears throat] and different condos [clears throat] and hotels and places in the offseason. So

[25:05] hotels and places in the offseason. So hotels and places in the offseason. So there could be opportunity to midterm there could be opportunity to midterm there could be opportunity to midterm rent then as well. rent then as well. rent then as well. >> Um so I think, you know, it’ll be a >> Um so I think, you know, it’ll be a >> Um so I think, you know, it’ll be a really interesting test to see how I can really interesting test to see how I can really interesting test to see how I can manage a rental like that because I’m manage a rental like that because I’m manage a rental like that because I’m sure that seasonality is going to be um sure that seasonality is going to be um sure that seasonality is going to be um affecting most short-term rentals that I affecting most short-term rentals that I affecting most short-term rentals that I would be looking at to some degree.

[25:21] would be looking at to some degree. would be looking at to some degree. >> Totally. Yeah, absolutely. That’s Yeah, >> Totally. Yeah, absolutely. That’s Yeah, >> Totally. Yeah, absolutely. That’s Yeah, it’s interesting. I love the mixed model it’s interesting. I love the mixed model it’s interesting. I love the mixed model um too of the midterm and short-term. um too of the midterm and short-term. um too of the midterm and short-term. Wish wish we could do that in in this Wish wish we could do that in in this Wish wish we could do that in in this property, but we can’t and we could if property, but we can’t and we could if property, but we can’t and we could if we bought uh you know close by or in a we bought uh you know close by or in a we bought uh you know close by or in a different market obviously. So, different market obviously. So, different market obviously. So, >> we might explore that later as well. Um >> we might explore that later as well. Um >> we might explore that later as well. Um have you looked into the I would imagine have you looked into the I would imagine

[25:42] have you looked into the I would imagine there there might be some areas around there there might be some areas around there there might be some areas around St. Louis that you could do like the St. Louis that you could do like the St. Louis that you could do like the co-living thing. Is pads split in your co-living thing. Is pads split in your co-living thing. Is pads split in your market? market? market? >> I don’t know. I haven’t even looked into >> I don’t know. I haven’t even looked into >> I don’t know. I haven’t even looked into it. Um, I did one time I bought a house it. Um, I did one time I bought a house it. Um, I did one time I bought a house over by one of the major major over by one of the major major over by one of the major major universities here, Washington University universities here, Washington University universities here, Washington University in St. Louis. Uh, I just saw someone in St. Louis. Uh, I just saw someone in St. Louis. Uh, I just saw someone post about it on Bigger Pockets and they post about it on Bigger Pockets and they post about it on Bigger Pockets and they said they were selling it off market.

[26:02] said they were selling it off market. said they were selling it off market. They said what the price was and they They said what the price was and they They said what the price was and they said what the rents were and I was like, said what the rents were and I was like, said what the rents were and I was like, that’s not right. Like I know I know that’s not right. Like I know I know that’s not right. Like I know I know long-term rents in this area. There’s long-term rents in this area. There’s long-term rents in this area. There’s something up with that. So, I messaged something up with that. So, I messaged something up with that. So, I messaged him out of curiosity. Um, my cat’s him out of curiosity. Um, my cat’s him out of curiosity. Um, my cat’s trying to photo bomb us. I messaged out trying to photo bomb us. I messaged out trying to photo bomb us. I messaged out of curiosity and it turned out it was of curiosity and it turned out it was of curiosity and it turned out it was because he was renting by the room to because he was renting by the room to because he was renting by the room to college students.

[26:18] college students. college students. >> Yeah. So, uh, I did do that one. Um, but >> Yeah. So, uh, I did do that one. Um, but >> Yeah. So, uh, I did do that one. Um, but I bought it with the intent of it being I bought it with the intent of it being I bought it with the intent of it being like a slow flip. So, I was going to own like a slow flip. So, I was going to own like a slow flip. So, I was going to own it, let those people finish their lease, it, let those people finish their lease, it, let those people finish their lease, and then flip it after they left. and then flip it after they left. and then flip it after they left. >> Um, so I really don’t know a lot about >> Um, so I really don’t know a lot about >> Um, so I really don’t know a lot about rent by the room. Uh, I barely squeaked rent by the room. Uh, I barely squeaked rent by the room. Uh, I barely squeaked by with that one because there’s a a law by with that one because there’s a a law by with that one because there’s a a law or at the time there was a law in St.

[26:38] or at the time there was a law in St. or at the time there was a law in St. Louis that no more than three unrelated Louis that no more than three unrelated Louis that no more than three unrelated adults could live in a single home. adults could live in a single home. adults could live in a single home. >> And this guy had snuck through that >> And this guy had snuck through that >> And this guy had snuck through that because two of the four were siblings. because two of the four were siblings. because two of the four were siblings. They were like twins who were going to They were like twins who were going to They were like twins who were going to school at the same time and so they had school at the same time and so they had school at the same time and so they had two of the rooms and then they had two two of the rooms and then they had two two of the rooms and then they had two unrelated people in the other rooms.

[26:54] unrelated people in the other rooms. unrelated people in the other rooms. >> Um, but there were like complaints from >> Um, but there were like complaints from >> Um, but there were like complaints from neighbors about it who knew the neighbors about it who knew the neighbors about it who knew the regulation and I had to reach out and regulation and I had to reach out and regulation and I had to reach out and politely explain um to the very nosy politely explain um to the very nosy politely explain um to the very nosy neighbors that technically we were neighbors that technically we were neighbors that technically we were within code. But um yeah, so my my within code. But um yeah, so my my within code. But um yeah, so my my experience with rent by the room is experience with rent by the room is experience with rent by the room is minimal and uh I can be very bad about minimal and uh I can be very bad about minimal and uh I can be very bad about shiny object syndrome and I’m just going shiny object syndrome and I’m just going shiny object syndrome and I’m just going to not not [laughter]

[27:16] to not not [laughter] to not not [laughter] >> for a little bit. >> for a little bit. >> for a little bit. >> Yeah. No, I that’s definitely the same >> Yeah. No, I that’s definitely the same >> Yeah. No, I that’s definitely the same in in my town. Um we we have a you know in in my town. Um we we have a you know in in my town. Um we we have a you know a max depending on the zoning though. I a max depending on the zoning though. I a max depending on the zoning though. I mean so there there would be areas that mean so there there would be areas that mean so there there would be areas that we could do it. Um it is an interesting we could do it. Um it is an interesting we could do it. Um it is an interesting concept and it’s one that people are concept and it’s one that people are concept and it’s one that people are exploring when they are looking to exploring when they are looking to exploring when they are looking to figure out how to cash flow. Um, and it, figure out how to cash flow. Um, and it, figure out how to cash flow. Um, and it, you know, I think there’s definitely the

[27:38] you know, I think there’s definitely the you know, I think there’s definitely the college, uh, although in in our college college, uh, although in in our college college, uh, although in in our college town, it feels like the kids are like town, it feels like the kids are like town, it feels like the kids are like looking for like a resort property kind looking for like a resort property kind looking for like a resort property kind of thing of thing of thing >> really >> really >> really >> anymore. I mean, it’s it just seems like >> anymore. I mean, it’s it just seems like >> anymore. I mean, it’s it just seems like it’s it’s like a lot of the the it’s it’s like a lot of the the it’s it’s like a lot of the the apartment buildings that go up and stuff apartment buildings that go up and stuff apartment buildings that go up and stuff have tons of amenities and everything’s have tons of amenities and everything’s have tons of amenities and everything’s like everybody has their own bathroom like everybody has their own bathroom like everybody has their own bathroom and like it’s just like, you know, like

[27:57] and like it’s just like, you know, like and like it’s just like, you know, like much fancier thing than what I what I much fancier thing than what I what I much fancier thing than what I what I had when I was in college. Um, yeah, had when I was in college. Um, yeah, had when I was in college. Um, yeah, >> but I think I think a lot of the co-l >> but I think I think a lot of the co-l >> but I think I think a lot of the co-l livingiving or the pads split kind of livingiving or the pads split kind of livingiving or the pads split kind of model would be more labor uh force and model would be more labor uh force and model would be more labor uh force and and kind of more along the lines of the and kind of more along the lines of the and kind of more along the lines of the midterm rental almost space where people midterm rental almost space where people midterm rental almost space where people just kind of need a place to crash just kind of need a place to crash just kind of need a place to crash that’s furnished and that’s furnished and that’s furnished and >> you [clears throat] know that they the

[28:19] >> you [clears throat] know that they the >> you [clears throat] know that they the whole model is like you you do away with whole model is like you you do away with whole model is like you you do away with living rooms, you do away with dining living rooms, you do away with dining living rooms, you do away with dining rooms and you just make them into rooms and you just make them into rooms and you just make them into bedrooms and bedrooms and bedrooms and >> and then you know people just would >> and then you know people just would >> and then you know people just would share a kitchen but they would you know share a kitchen but they would you know share a kitchen but they would you know maybe have a maybe they would even have maybe have a maybe they would even have maybe have a maybe they would even have a microwave in their in the room and a a microwave in their in the room and a a microwave in their in the room and a and they would just kind of go and crash and they would just kind of go and crash and they would just kind of go and crash when they get off of work and the rent

[28:35] when they get off of work and the rent when they get off of work and the rent would be cheaper for them and overall would be cheaper for them and overall would be cheaper for them and overall the rent would be better for the the the rent would be better for the the the rent would be better for the the landlord. Um, and landlord. Um, and landlord. Um, and >> obviously you’d want to try to keep the >> obviously you’d want to try to keep the >> obviously you’d want to try to keep the place nice so it’s not just straight place nice so it’s not just straight place nice so it’s not just straight slum lording but slum lording but slum lording but >> right. Yeah. >> right. Yeah.

[28:46] >> right. Yeah. >> Yeah, it’s interesting. >> Yeah, it’s interesting. >> Yeah, it’s interesting. >> Yeah. Anyway, it’s it’s I don’t know how >> Yeah. Anyway, it’s it’s I don’t know how >> Yeah. Anyway, it’s it’s I don’t know how many where it works for people. Uh many where it works for people. Uh many where it works for people. Uh because I I think I would imagine because I I think I would imagine because I I think I would imagine there’s a lot of those zoning laws um there’s a lot of those zoning laws um there’s a lot of those zoning laws um around. So, there must just be certain around. So, there must just be certain around. So, there must just be certain areas that that they don’t have that or areas that that they don’t have that or areas that that they don’t have that or or whatever cuz if you’re fitting eight or whatever cuz if you’re fitting eight or whatever cuz if you’re fitting eight people into a house, it just seems like people into a house, it just seems like people into a house, it just seems like there’s most places would have there’s most places would have

[29:05] there’s most places would have regulations against that. So, I don’t regulations against that. So, I don’t regulations against that. So, I don’t know. know. know. >> Yeah. I mean, I guess it depends. >> Yeah. I mean, I guess it depends. >> Yeah. I mean, I guess it depends. There’s a I’m I’m sure chat GPT could There’s a I’m I’m sure chat GPT could There’s a I’m I’m sure chat GPT could easily answer that question if you’re easily answer that question if you’re easily answer that question if you’re wondering about the areas around you. wondering about the areas around you. wondering about the areas around you. It’s funny how much I find myself using It’s funny how much I find myself using It’s funny how much I find myself using that. Uh instead of going to like city that. Uh instead of going to like city that. Uh instead of going to like city websites anymore. When I was researching websites anymore. When I was researching websites anymore. When I was researching it for the house I just moved out of, I it for the house I just moved out of, I it for the house I just moved out of, I just went to chat GPT and it was like

[29:24] just went to chat GPT and it was like just went to chat GPT and it was like tell me for this area of St. Louis, you tell me for this area of St. Louis, you tell me for this area of St. Louis, you know, what I can do. And it gave me the know, what I can do. And it gave me the know, what I can do. And it gave me the information and you know, it’s good to information and you know, it’s good to information and you know, it’s good to double check that stuff sometimes, but double check that stuff sometimes, but double check that stuff sometimes, but it just it comes to you so quickly it just it comes to you so quickly it just it comes to you so quickly asking them versus hunting around on asking them versus hunting around on asking them versus hunting around on these kind of ancient city websites.

[29:39] these kind of ancient city websites. these kind of ancient city websites. >> Yeah. Yeah. For for real. I mean, I’m >> Yeah. Yeah. For for real. I mean, I’m >> Yeah. Yeah. For for real. I mean, I’m sure you could just like upload like the sure you could just like upload like the sure you could just like upload like the code organ like all the like zoning code organ like all the like zoning code organ like all the like zoning ordinances into ordinances into ordinances into >> Yeah. and just kind of ask questions. >> Yeah. and just kind of ask questions. >> Yeah. and just kind of ask questions. It’s it’s a new ball. It’s it’s a new ball. It’s it’s a new ball. >> Yeah. Um, so yeah, I’m curious if you >> Yeah. Um, so yeah, I’m curious if you >> Yeah. Um, so yeah, I’m curious if you have any golden nuggets for our have any golden nuggets for our have any golden nuggets for our listeners um for just kind of general listeners um for just kind of general listeners um for just kind of general advice about investing, uh, mindset, advice about investing, uh, mindset,

[30:03] advice about investing, uh, mindset, etc. etc. etc. Yeah, I mean I think I I spoke about it Yeah, I mean I think I I spoke about it Yeah, I mean I think I I spoke about it a little bit earlier when we were a little bit earlier when we were a little bit earlier when we were talking about the the military time, but talking about the the military time, but talking about the the military time, but um I think perspective and just really um I think perspective and just really um I think perspective and just really maintaining cultivating and maintaining maintaining cultivating and maintaining maintaining cultivating and maintaining a healthy perspective is so important in a healthy perspective is so important in a healthy perspective is so important in real estate. Um you know, I remember real estate. Um you know, I remember real estate. Um you know, I remember early on how kind of devastating it early on how kind of devastating it early on how kind of devastating it would feel when a big repair or would feel when a big repair or would feel when a big repair or maintenance request came in and I just

[30:26] maintenance request came in and I just maintenance request came in and I just I’d have that like kind of knot in my I’d have that like kind of knot in my I’d have that like kind of knot in my stomach and be like, “Oh man, how much stomach and be like, “Oh man, how much stomach and be like, “Oh man, how much is this going to cost?” And now, you is this going to cost?” And now, you is this going to cost?” And now, you know, I get bills all the time where I’m know, I get bills all the time where I’m know, I get bills all the time where I’m like, well, that’s why I have reserves, like, well, that’s why I have reserves, like, well, that’s why I have reserves, you know, and it’s just like you barely you know, and it’s just like you barely you know, and it’s just like you barely even pay attention to it. And so, some even pay attention to it. And so, some even pay attention to it. And so, some of it’s practice, but I also think that of it’s practice, but I also think that of it’s practice, but I also think that you can actively cultivate that that you can actively cultivate that that you can actively cultivate that that perspective and that um that feeling of

[30:45] perspective and that um that feeling of perspective and that um that feeling of being unbothered by things. And I think being unbothered by things. And I think being unbothered by things. And I think that’s what gives you longevity in this that’s what gives you longevity in this that’s what gives you longevity in this industry. Uh in life in general, things industry. Uh in life in general, things industry. Uh in life in general, things are going to happen. And I think in real are going to happen. And I think in real are going to happen. And I think in real estate with a lot of tenants and a lot estate with a lot of tenants and a lot estate with a lot of tenants and a lot of properties and a lot of roofs and of properties and a lot of roofs and of properties and a lot of roofs and [laughter] all of those systems, um [laughter] all of those systems, um [laughter] all of those systems, um there’s definitely a lot that can hit.

[31:02] there’s definitely a lot that can hit. there’s definitely a lot that can hit. But if you have the patience, if you are But if you have the patience, if you are But if you have the patience, if you are organized and setting money aside in organized and setting money aside in organized and setting money aside in reserves and working through those reserves and working through those reserves and working through those things without losing your cool every things without losing your cool every things without losing your cool every single time, the compounding factors of single time, the compounding factors of single time, the compounding factors of wealth building and building up that wealth building and building up that wealth building and building up that cash flow over time, I mean, it it’s cash flow over time, I mean, it it’s cash flow over time, I mean, it it’s amazing. You know, I left my corporate amazing. You know, I left my corporate amazing. You know, I left my corporate job in 2019. I did actually start a job in 2019. I did actually start a job in 2019. I did actually start a business. Like I said, I have an issue

[31:23] business. Like I said, I have an issue business. Like I said, I have an issue with shiny object syndrome. So, I with shiny object syndrome. So, I with shiny object syndrome. So, I started a business uh in 2020, built started a business uh in 2020, built started a business uh in 2020, built that up and sold it in early 2024. that up and sold it in early 2024. that up and sold it in early 2024. Uh but was continuing to do real estate Uh but was continuing to do real estate Uh but was continuing to do real estate the whole time. And now I’m just able to the whole time. And now I’m just able to the whole time. And now I’m just able to do all real estate. Um and you know, I do all real estate. Um and you know, I do all real estate. Um and you know, I still have things to do. I still have still have things to do. I still have still have things to do. I still have building to do to get where I want to building to do to get where I want to building to do to get where I want to be. But it’s uh it’s amazing how much be. But it’s uh it’s amazing how much be. But it’s uh it’s amazing how much it’s done for me in about 10 years. A

[31:47] it’s done for me in about 10 years. A it’s done for me in about 10 years. A little less than 10 years, really. little less than 10 years, really. little less than 10 years, really. >> I love it. That’s amazing. I And I agree >> I love it. That’s amazing. I And I agree >> I love it. That’s amazing. I And I agree with you completely. Like perspective is with you completely. Like perspective is with you completely. Like perspective is great. Expecting like like expecting great. Expecting like like expecting great. Expecting like like expecting those things are going to happen can those things are going to happen can those things are going to happen can help, right? Um I don’t know. Obviously, help, right? Um I don’t know. Obviously, help, right? Um I don’t know. Obviously, we’re supposed to to budget in things we’re supposed to to budget in things we’re supposed to to budget in things like capex and maintenance and stuff like capex and maintenance and stuff like capex and maintenance and stuff into our analysis when we’re into our analysis when we’re into our analysis when we’re underwriting the deals, which can help

[32:05] underwriting the deals, which can help underwriting the deals, which can help as well that you’re, you know, you have as well that you’re, you know, you have as well that you’re, you know, you have it set aside, you’re you’re you’re ready it set aside, you’re you’re you’re ready it set aside, you’re you’re you’re ready for those kind of things. I think also for those kind of things. I think also for those kind of things. I think also um knowing yourself and knowing what’s um knowing yourself and knowing what’s um knowing yourself and knowing what’s going to burn you out can be helpful. Um going to burn you out can be helpful. Um going to burn you out can be helpful. Um you said you said bills. So, are you you said you said bills. So, are you you said you said bills. So, are you like out there unclogging toilets like out there unclogging toilets like out there unclogging toilets yourself or are you like kind of hiring yourself or are you like kind of hiring yourself or are you like kind of hiring out the stuff whenever things like that out the stuff whenever things like that out the stuff whenever things like that come up?

[32:24] come up? come up? >> No, that’s a good question. And I do >> No, that’s a good question. And I do >> No, that’s a good question. And I do think it’s so important to know which think it’s so important to know which think it’s so important to know which things you’re good at, which things you things you’re good at, which things you things you’re good at, which things you enjoy doing. Uh, try as much as possible enjoy doing. Uh, try as much as possible enjoy doing. Uh, try as much as possible to focus on things that hit both of to focus on things that hit both of to focus on things that hit both of those. And if you neither enjoy it and those. And if you neither enjoy it and those. And if you neither enjoy it and you’re not good at it, then don’t do it you’re not good at it, then don’t do it you’re not good at it, then don’t do it at all. Hire that out. Um, so I don’t at all. Hire that out. Um, so I don’t at all. Hire that out. Um, so I don’t swing hammers. I don’t unclog toilets. I swing hammers. I don’t unclog toilets. I swing hammers. I don’t unclog toilets. I don’t I mean there are probably some

[32:45] don’t I mean there are probably some don’t I mean there are probably some really easy things I could be doing that really easy things I could be doing that really easy things I could be doing that I just don’t do because I don’t want to I just don’t do because I don’t want to I just don’t do because I don’t want to touch the building. I don’t want to work touch the building. I don’t want to work touch the building. I don’t want to work on the buildings themselves outside of on the buildings themselves outside of on the buildings themselves outside of maybe you know I like to be involved in maybe you know I like to be involved in maybe you know I like to be involved in the renovation process in terms of the renovation process in terms of the renovation process in terms of design but I don’t want to actually do design but I don’t want to actually do design but I don’t want to actually do any of the stuff hands-on. So I avoid any of the stuff hands-on. So I avoid any of the stuff hands-on. So I avoid all of that stuff. Um I do actually all of that stuff. Um I do actually all of that stuff. Um I do actually enjoy self-managing my rentals. Maybe

[33:04] enjoy self-managing my rentals. Maybe enjoy self-managing my rentals. Maybe it’s my military background but I think it’s my military background but I think it’s my military background but I think I’m good at setting up processes or SOPs I’m good at setting up processes or SOPs I’m good at setting up processes or SOPs and then following them consistently. and then following them consistently. and then following them consistently. Um, and I actually found that my cash Um, and I actually found that my cash Um, and I actually found that my cash flow improved quite a bit and my tenant flow improved quite a bit and my tenant flow improved quite a bit and my tenant retention inc imp improved quite a bit retention inc imp improved quite a bit retention inc imp improved quite a bit when I took it over from property when I took it over from property when I took it over from property management companies because I did start management companies because I did start management companies because I did start with property management when I was with property management when I was with property management when I was still in my corporate job. So, I enjoy

[33:23] still in my corporate job. So, I enjoy still in my corporate job. So, I enjoy managing tenants and I enjoy my own managing tenants and I enjoy my own managing tenants and I enjoy my own bookkeeping because I really like the bookkeeping because I really like the bookkeeping because I really like the numbers. Um, I’m a little bit of nerd. I numbers. Um, I’m a little bit of nerd. I numbers. Um, I’m a little bit of nerd. I like math. I like spreadsheets and I like math. I like spreadsheets and I like math. I like spreadsheets and I like to do my own QuickBooks each month. like to do my own QuickBooks each month. like to do my own QuickBooks each month. It really only takes a couple hours and It really only takes a couple hours and It really only takes a couple hours and then running my reports and seeing kind then running my reports and seeing kind then running my reports and seeing kind of big picture how things are performing of big picture how things are performing of big picture how things are performing and how it breaks down across the and how it breaks down across the and how it breaks down across the different properties. I love it. Yeah.

[33:41] different properties. I love it. Yeah. different properties. I love it. Yeah. And I agree completely. I don’t I don’t And I agree completely. I don’t I don’t And I agree completely. I don’t I don’t I kind of drew that line in the sand for I kind of drew that line in the sand for I kind of drew that line in the sand for myself as well. Like I I not a handy myself as well. Like I I not a handy myself as well. Like I I not a handy person necessarily and and I just, you person necessarily and and I just, you person necessarily and and I just, you know, like I could I could beat my head know, like I could I could beat my head know, like I could I could beat my head against the wall and try really hard to against the wall and try really hard to against the wall and try really hard to learn how to do whatever and then maybe learn how to do whatever and then maybe learn how to do whatever and then maybe have to pay somebody to do it anyway and have to pay somebody to do it anyway and have to pay somebody to do it anyway and just be really frustrated.

[33:58] just be really frustrated. just be really frustrated. >> Yes. >> Yes. >> Yes. >> I just kind of do that line in the sand. >> I just kind of do that line in the sand. >> I just kind of do that line in the sand. I’m I’m letting somebody else repairs. I’m I’m letting somebody else do that. That’s going to keep me in the do that. That’s going to keep me in the do that. That’s going to keep me in the game. That’s more important. And I think game. That’s more important. And I think game. That’s more important. And I think that’s for for [clears throat] a lot of that’s for for [clears throat] a lot of that’s for for [clears throat] a lot of people. Like I think if you’re, you people. So, um yeah, knowing knowing your lane uh to to stay in the knowing your lane uh to to stay in the knowing your lane uh to to stay in the game long term, I think is is awesome.

[34:50] game long term, I think is is awesome. game long term, I think is is awesome. And and don’t beat yourself up that for And and don’t beat yourself up that for And and don’t beat yourself up that for not doing everything. Uh it’s not for not doing everything. Uh it’s not for not doing everything. Uh it’s not for everybody. everybody. everybody. >> Yeah. >> Yeah. >> Yeah. >> In fact, if you’re doing everything, you >> In fact, if you’re doing everything, you >> In fact, if you’re doing everything, you might be slowing yourself down. And that’s I think that’s almost almost like not being handy is almost almost like not being handy is almost almost like not being handy is almost advantage in some ways because you have advantage in some ways because you have advantage in some ways because you have to like you don’t have to go through the to like you don’t have to go through the

[35:05] to like you don’t have to go through the process of like I’ve done everything process of like I’ve done everything process of like I’ve done everything myself and now I’m at the point where myself and now I’m at the point where myself and now I’m at the point where it’s getting to be too much and I have it’s getting to be too much and I have it’s getting to be too much and I have to figure out how to like delegate and to figure out how to like delegate and to figure out how to like delegate and hand it off to other people. I think hand it off to other people. I think hand it off to other people. I think that a lot of people end up struggling that a lot of people end up struggling that a lot of people end up struggling with that as well.

[35:16] with that as well. with that as well. >> Um but anyway um you’ve mentioned a >> Um but anyway um you’ve mentioned a >> Um but anyway um you’ve mentioned a couple books in this in the podcast couple books in this in the podcast couple books in this in the podcast already. So, do you have one that you already. So, do you have one that you already. So, do you have one that you think is fundamental that everybody think is fundamental that everybody think is fundamental that everybody should read? Um, or one that you just should read? Um, or one that you just should read? Um, or one that you just currently are really enjoying? currently are really enjoying? currently are really enjoying? >> Um, so I’ll give two. I’ll give a real >> Um, so I’ll give two. I’ll give a real >> Um, so I’ll give two. I’ll give a real estate and a non-real estate one. I estate and a non-real estate one. I estate and a non-real estate one. I mentioned I really enjoy the the mindset mentioned I really enjoy the the mindset mentioned I really enjoy the the mindset stuff and perspective and stoicism. So,

[35:36] stuff and perspective and stoicism. So, stuff and perspective and stoicism. So, I love to read the daily stoic, just the I love to read the daily stoic, just the I love to read the daily stoic, just the single page of the daily stoic every single page of the daily stoic every single page of the daily stoic every single day. Um, it’s a nice like bedside single day. Um, it’s a nice like bedside single day. Um, it’s a nice like bedside you before you go to bed or when you you before you go to bed or when you you before you go to bed or when you wake up in the morning. It’s just one wake up in the morning. It’s just one wake up in the morning. It’s just one page, but it gets your mind right. And page, but it gets your mind right. And page, but it gets your mind right. And then for real estate, um, as I said, I’m then for real estate, um, as I said, I’m then for real estate, um, as I said, I’m primarily a long-term rental investor, primarily a long-term rental investor, primarily a long-term rental investor, and I thought the book on managing and I thought the book on managing and I thought the book on managing rental properties by Brian and Heather

[35:57] rental properties by Brian and Heather rental properties by Brian and Heather Turner was amazing. And when I was Turner was amazing. And when I was Turner was amazing. And when I was setting up my own processes and systems setting up my own processes and systems setting up my own processes and systems for managing my rentals, um, I really for managing my rentals, um, I really for managing my rentals, um, I really used that as the blueprints and then I used that as the blueprints and then I used that as the blueprints and then I adjusted from there. So, it’s really adjusted from there. So, it’s really adjusted from there. So, it’s really nice when you don’t have to recreate the nice when you don’t have to recreate the nice when you don’t have to recreate the wheel. You have something to start with wheel. You have something to start with wheel. You have something to start with and then you just tweak to fit your own and then you just tweak to fit your own and then you just tweak to fit your own business and your own lifestyle. Um, and business and your own lifestyle. Um, and business and your own lifestyle. Um, and I mean it’s worked so well for me that I

[36:15] I mean it’s worked so well for me that I I mean it’s worked so well for me that I now present at conferences and real now present at conferences and real now present at conferences and real estate meetups about my process for um, estate meetups about my process for um, estate meetups about my process for um, self-managing my portfolio. So, that I self-managing my portfolio. So, that I self-managing my portfolio. So, that I think is a great one if you want to think is a great one if you want to think is a great one if you want to self-manage your rentals. self-manage your rentals. self-manage your rentals. >> I agree. Yeah, that one is good. Um, I I >> I agree. Yeah, that one is good. Um, I I >> I agree. Yeah, that one is good. Um,

[36:38] Turner one is was better. Um, Turner one is was better. I got managing rental properties. I got managing rental properties. I got partway through and I’ve heard great partway through and I’ve heard great partway through and I’ve heard great things and some people love it. But things and some people love it. But things and some people love it. But yeah, to me Brandon Heather Turner was yeah, to me Brandon Heather Turner was yeah, to me Brandon Heather Turner was was better and more organized, I guess, was better and more organized, I guess, was better and more organized, I guess, in the way that I think. So, in the way that I think. So,

[36:58] in the way that I think. So, >> yeah. No, I agree. Um, what’s the >> yeah. No, I agree. Um, what’s the >> yeah. No, I agree. Um, what’s the stoicism one? Um, but you know, it’s I’d read those and then you know, it’s I’d read those and then you know, it’s I’d read those and then I’d go on to some other kind of book, a I’d go on to some other kind of book, a I’d go on to some other kind of book, a real estate book or a business book or real estate book or a business book or

[37:33] real estate book or a business book or just a book for enjoyment. just a book for enjoyment. just a book for enjoyment. >> Um, and I I really decided I wanted that >> Um, and I I really decided I wanted that >> Um, and I I really decided I wanted that daily kind of hit of that mindset.
