Questions This Episode Answers

Who is Drew Haney and how does he make money in land investing?
Drew Haney buys and sells land after five years of trading commodities on currency and futures exchanges. Today he funds other operators' land deals for a percentage of the profit, and he says he has completed about 700 deals round trip since 2020.
Why do land sellers accept steep discounts, according to Drew Haney?
Drew Haney says many sellers face death, divorce, debt, or an inherited parcel they no longer want. He compares it to a CarMax offer, where sellers accept less money in exchange for liquidity and a quick exit.
How does Drew Haney's minor subdivide strategy work?
Drew Haney buys parcels near market value and forces appreciation by splitting them into smaller child parcels, often 5 to 20 lots. He says one Texas split of 10 parcels took 18 months to sell through, which he calls normal.
What does Drew Haney say about owner financing and selling notes?
Drew Haney says his owner-financed sales usually run five to 10 years with no balloon payment. He has held up to 70 notes at one point, but now prefers to sell the notes for cash so he can deploy capital faster, and he does not believe passive income is real.
Does Drew Haney rely on land appreciation for returns?
Drew Haney says he never wants to bank on appreciation and focuses on what is working right now. He cites a stretch when his inventory rose from about $300,000 to $400,000 in roughly six months, but he treats that as a bonus rather than a plan.

[0:40] of what you do in the real estate space. >> Yeah, good question. Um I I started out, >> Yeah, good question. Um I I started out, >> Yeah, good question. Um I I started out, let me back all the way up. I started let me back all the way up. I started let me back all the way up. I started out trading commodities actually on uh out trading commodities actually on uh out trading commodities actually on uh currency exchange and futures exchange. currency exchange and futures exchange. currency exchange and futures exchange. And I did that for 5 years. And what I And I did that for 5 years. And what I And I did that for 5 years. And what I found is that I had a love for the game found is that I had a love for the game found is that I had a love for the game but just wasn’t working. And so I but just wasn’t working. And so I but just wasn’t working. And so I stopped trading commodities and I stopped trading commodities and I stopped trading commodities and I pivoted to trading land. So I buy and pivoted to trading land. So I buy and pivoted to trading land. So I buy and sell land. The way I see it is that it’s

[1:08] sell land. The way I see it is that it’s sell land. The way I see it is that it’s a commodity but very illquid. So fatter a commodity but very illquid. So fatter a commodity but very illquid. So fatter spreads, right? spreads, right? spreads, right? >> Okay. >> Okay. >> Okay. >> So what we do is very similar to the >> So what we do is very similar to the >> So what we do is very similar to the CarMax business model. If you take your CarMax business model. If you take your CarMax business model. If you take your $20,000 used car to CarMax, they’ll $20,000 used car to CarMax, they’ll $20,000 used car to CarMax, they’ll probably offer you about 10 grand for probably offer you about 10 grand for probably offer you about 10 grand for it. Why would you say yes to that?

[1:25] it. Why would you say yes to that? it. Why would you say yes to that? Because you want liquidity. You want Because you want liquidity. You want Because you want liquidity. You want cash now. You want to press the easy cash now. You want to press the easy cash now. You want to press the easy button. You want the headache gone, button. You want the headache gone, button. You want the headache gone, right? You want the project out out of right? You want the project out out of right? You want the project out out of your brain. So, same thing with land your brain. So, same thing with land your brain. So, same thing with land flipping where, you know, these flipping where, you know, these flipping where, you know, these operators that I work with, and I used operators that I work with, and I used operators that I work with, and I used to be one, they’re sending out thousands to be one, they’re sending out thousands to be one, they’re sending out thousands of letters, texts, cold calls, ringless of letters, texts, cold calls, ringless of letters, texts, cold calls, ringless voicemails, cold emails, and they’re

[1:48] voicemails, cold emails, and they’re voicemails, cold emails, and they’re essentially saying, “Hey, if you want to essentially saying, “Hey, if you want to essentially saying, “Hey, if you want to sell quick for a discount, I’ll buy it.” sell quick for a discount, I’ll buy it.” sell quick for a discount, I’ll buy it.” um and take this this uh headache away um and take this this uh headache away um and take this this uh headache away from you. And so let’s say one in 5,000 from you. And so let’s say one in 5,000 from you. And so let’s say one in 5,000 say yes, right? say yes, right? say yes, right? >> And they know what they’re selling. They >> And they know what they’re selling. They >> And they know what they’re selling. They know they’re selling it for a discount.

[2:04] know they’re selling it for a discount. know they’re selling it for a discount. But one in 5,000 would sell at 40 to 50% But one in 5,000 would sell at 40 to 50% But one in 5,000 would sell at 40 to 50% of market value. of market value. of market value. >> Then all the land flipper does is clean >> Then all the land flipper does is clean >> Then all the land flipper does is clean it up, take uh better photos, find a it up, take uh better photos, find a it up, take uh better photos, find a better realer, and relist it and then better realer, and relist it and then better realer, and relist it and then and then sell it. So that’s less land and then sell it. So that’s less land and then sell it. So that’s less land flipping. Another play is minor flipping. Another play is minor flipping. Another play is minor subdivides where you buy something for subdivides where you buy something for subdivides where you buy something for roughly market value and then you’re roughly market value and then you’re roughly market value and then you’re forcing appreciation through splitting

[2:27] forcing appreciation through splitting forcing appreciation through splitting it smaller, right? And so I did that it smaller, right? And so I did that it smaller, right? And so I did that about 300 times from 2020 to 2024. And about 300 times from 2020 to 2024. And about 300 times from 2020 to 2024. And now I so I sold that business and then now I so I sold that business and then now I so I sold that business and then now full-time I fund those deals for a now full-time I fund those deals for a now full-time I fund those deals for a percentage of the profit. So, these percentage of the profit. So, these percentage of the profit. So, these operators come to me, they’re flipping operators come to me, they’re flipping operators come to me, they’re flipping land, they’re subdividing land, they’re land, they’re subdividing land, they’re land, they’re subdividing land, they’re doing some entitlements. They come to doing some entitlements. They come to doing some entitlements. They come to me, I provide the cash.

[2:49] me, I provide the cash. me, I provide the cash. >> If they’re a little bit newer, maybe I >> If they’re a little bit newer, maybe I >> If they’re a little bit newer, maybe I provide some coaching, and we take the provide some coaching, and we take the provide some coaching, and we take the deal down together and split the profits deal down together and split the profits deal down together and split the profits on the back end. Okay. on the back end. Okay. on the back end. Okay. >> So, since 2020, I’ve done 700 deals >> So, since 2020, I’ve done 700 deals >> So, since 2020, I’ve done 700 deals round trip. round trip. round trip. >> Wow. What What’s like the average size >> Wow. What What’s like the average size >> Wow. What What’s like the average size of a deal that you’re taking on?

[3:06] of a deal that you’re taking on? of a deal that you’re taking on? >> Started out buying and selling cheapo >> Started out buying and selling cheapo >> Started out buying and selling cheapo desert land. buy for two grand, sell for desert land. buy for two grand, sell for desert land. buy for two grand, sell for six. Um, and then now the bread and six. Um, and then now the bread and six. Um, and then now the bread and butter flip is buy for 30, list at 60, butter flip is buy for 30, list at 60, butter flip is buy for 30, list at 60, might sell for 55, maybe you get 50 back might sell for 55, maybe you get 50 back might sell for 55, maybe you get 50 back at closing after the realtor closing at closing after the realtor closing at closing after the realtor closing company gets paid.

[3:27] company gets paid. company gets paid. >> Um, and then so we netted 20 and then, >> Um, and then so we netted 20 and then, >> Um, and then so we netted 20 and then, you know, as the funer, I’m I’m often you know, as the funer, I’m I’m often you know, as the funer, I’m I’m often getting 40 to 50% of that. So I’m not getting 40 to 50% of that. So I’m not getting 40 to 50% of that. So I’m not lending at a fixed interest rate. I’m lending at a fixed interest rate. I’m lending at a fixed interest rate. I’m participating uh as an equity partner. participating uh as an equity partner. participating uh as an equity partner. >> Sure. >> Sure. >> Sure. >> Um splitting the upside.

[3:43] >> Um splitting the upside. >> Um splitting the upside. >> Okay. Um so then you’d have to be pretty >> Okay. Um so then you’d have to be pretty >> Okay. Um so then you’d have to be pretty involved with like analyzing the deal, involved with like analyzing the deal, involved with like analyzing the deal, making sure it makes sense, all that making sure it makes sense, all that making sure it makes sense, all that kind of stuff, right? kind of stuff, right? kind of stuff, right? >> At the beginning, yes. Once it’s clear >> At the beginning, yes. Once it’s clear >> At the beginning, yes. Once it’s clear they know what they’re doing and we we they know what they’re doing and we we they know what they’re doing and we we have some momentum together. The have some momentum together. The have some momentum together. The underwriting is it’s much more loose underwriting is it’s much more loose underwriting is it’s much more loose because I’ve underwritten the person. We because I’ve underwritten the person. We because I’ve underwritten the person. We also do bigger stuff. You know, we might

[4:00] also do bigger stuff. You know, we might also do bigger stuff. You know, we might buy 100 acres in Texas for a million buy 100 acres in Texas for a million buy 100 acres in Texas for a million bucks. Maybe use bank financing, maybe bucks. Maybe use bank financing, maybe bucks. Maybe use bank financing, maybe take it down with with investors cash. take it down with with investors cash. take it down with with investors cash. And then we’ll split that maybe into And then we’ll split that maybe into And then we’ll split that maybe into five five to 20 child parcels, little five five to 20 child parcels, little five five to 20 child parcels, little ranchouts for educated city people to ranchouts for educated city people to ranchouts for educated city people to either build their second home or or either build their second home or or either build their second home or or grow their victory garden. Um, a lot of grow their victory garden. Um, a lot of grow their victory garden. Um, a lot of times we sell an owner financing to make times we sell an owner financing to make times we sell an owner financing to make it affordable for real Americans, cops,

[4:26] it affordable for real Americans, cops, it affordable for real Americans, cops, firefighters, um, teachers, nurses, and firefighters, um, teachers, nurses, and firefighters, um, teachers, nurses, and then we can either hold the note or we then we can either hold the note or we then we can either hold the note or we sell the note. So, you know, we take it sell the note. So, you know, we take it sell the note. So, you know, we take it down for a million bucks, maybe turn it down for a million bucks, maybe turn it down for a million bucks, maybe turn it into 1.8, maybe we have 200k of into 1.8, maybe we have 200k of into 1.8, maybe we have 200k of expenses. So, we, you know, we made 600k expenses. So, we, you know, we made 600k expenses. So, we, you know, we made 600k and then I split that with the operator.

[4:44] and then I split that with the operator. and then I split that with the operator. >> Yeah. Wow. Um, what and the and the >> Yeah. Wow. Um, what and the and the >> Yeah. Wow. Um, what and the and the owner financing would have a benefit as owner financing would have a benefit as owner financing would have a benefit as well of, you know, having some kind of well of, you know, having some kind of well of, you know, having some kind of passive income, uh, which people often passive income, uh, which people often passive income, uh, which people often are after in the real estate investing are after in the real estate investing are after in the real estate investing space. Um, how long do you usually have space. Um, how long do you usually have space. Um, how long do you usually have those balloon at a certain point or what those balloon at a certain point or what those balloon at a certain point or what does that look like?

[5:00] does that look like? does that look like? Usually they’re about five to 10 years Usually they’re about five to 10 years Usually they’re about five to 10 years with no balloon. It’s fully advertised. with no balloon. It’s fully advertised. with no balloon. It’s fully advertised. >> Okay. >> Okay. >> Okay. >> Yeah. I don’t I’m at a point in my >> Yeah. I don’t I’m at a point in my >> Yeah. I don’t I’m at a point in my career I don’t believe passive income is career I don’t believe passive income is career I don’t believe passive income is real. I know that um there was a I listened to a that um there was a I listened to a that um there was a I listened to a presentation once about doing that and presentation once about doing that and presentation once about doing that and putting you know like um facitas and putting you know like um facitas and putting you know like um facitas and that kind of stuff in in houses to to that kind of stuff in in houses to to that kind of stuff in in houses to to try to increase the the value um over try to increase the the value um over try to increase the the value um over time. But yeah, that’s a that’s a really time. But yeah, that’s a that’s a really time. But yeah, that’s a that’s a really cool property then. I’m sure that will cool property then. I’m sure that will cool property then. I’m sure that will do well for you long term.

[8:10] do well for you long term. do well for you long term. >> Yeah, it’s it’s nice. I mean, there’s a >> Yeah, it’s it’s nice. I mean, there’s a >> Yeah, it’s it’s nice. I mean, there’s a pool. You can see right there. pool. You can see right there. pool. You can see right there. >> Yeah. >> Yeah. >> Yeah. >> Um yeah, it’s it’s the typical Southern >> Um yeah, it’s it’s the typical Southern >> Um yeah, it’s it’s the typical Southern California like palm trees kind of California like palm trees kind of California like palm trees kind of house. So, [gasps] I’ve lived all over house. So, [gasps] I’ve lived all over house. So, [gasps] I’ve lived all over the world and you could be happy the world and you could be happy the world and you could be happy anywhere, but it’s definitely nice to anywhere, but it’s definitely nice to anywhere, but it’s definitely nice to have sunshine in palm trees.

[8:29] have sunshine in palm trees. have sunshine in palm trees. >> Um, so you you you mentioned at the >> Um, so you you you mentioned at the >> Um, so you you you mentioned at the beginning that that uh it was the how beginning that that uh it was the how beginning that that uh it was the how the land was being listed on the market. the land was being listed on the market. the land was being listed on the market. So, is it pretty common that you’re So, is it pretty common that you’re So, is it pretty common that you’re you’re acquiring these properties on you’re acquiring these properties on you’re acquiring these properties on market and then just turning around and market and then just turning around and market and then just turning around and approving them, putting back on um or approving them, putting back on um or approving them, putting back on um or are there also a lot of um offmarket are there also a lot of um offmarket are there also a lot of um offmarket deals? Most of the flips are offmarket.

[8:50] deals? Most of the flips are offmarket. deals? Most of the flips are offmarket. So you’re contacting these owners So you’re contacting these owners So you’re contacting these owners through, you know, public data through, you know, public data through, you know, public data >> ask asking for a discount in exchange >> ask asking for a discount in exchange >> ask asking for a discount in exchange for liquidity, right? for liquidity, right? for liquidity, right? >> Yeah. >> Yeah. >> Yeah. >> Most of the impro the value ad stuff, so >> Most of the impro the value ad stuff, so >> Most of the impro the value ad stuff, so minor subdivides, entitlements, a lot of minor subdivides, entitlements, a lot of minor subdivides, entitlements, a lot of that’s on market. So you have a that’s on market. So you have a that’s on market. So you have a motivated seller who’s already raised motivated seller who’s already raised motivated seller who’s already raised their hand.

[9:11] their hand. their hand. >> Sure. Like through a price reduction, >> Sure. Like through a price reduction, >> Sure. Like through a price reduction, that kind of thing. Well, I mean, if the that kind of thing. Well, I mean, if the that kind of thing. Well, I mean, if the numbers work, sometimes we can pay full numbers work, sometimes we can pay full numbers work, sometimes we can pay full market value if if there’s a ton of market value if if there’s a ton of market value if if there’s a ton of demand for 5 acre ranchettes and we’re demand for 5 acre ranchettes and we’re demand for 5 acre ranchettes and we’re buying 100 acres at, let’s say, we’re buying 100 acres at, let’s say, we’re buying 100 acres at, let’s say, we’re buying it at 10k an acre and we can exit buying it at 10k an acre and we can exit buying it at 10k an acre and we can exit at 20 to 25 an acre. Once we split it at 20 to 25 an acre. Once we split it at 20 to 25 an acre. Once we split it and put in some driveways, then it’s a and put in some driveways, then it’s a and put in some driveways, then it’s a scenario where everyone wins because the

[9:35] scenario where everyone wins because the scenario where everyone wins because the seller gets the cash they want, seller gets the cash they want, seller gets the cash they want, >> right? the city people get the ranchet >> right? the city people get the ranchet >> right? the city people get the ranchet they want and uh we’re doing a job that they want and uh we’re doing a job that they want and uh we’re doing a job that a lot of the locals don’t want to do. A a lot of the locals don’t want to do. A a lot of the locals don’t want to do. A lot of these smaller towns, nobody wants lot of these smaller towns, nobody wants lot of these smaller towns, nobody wants to put in the the risk or the sweat to put in the the risk or the sweat to put in the the risk or the sweat equity to to to develop their own cities equity to to to develop their own cities equity to to to develop their own cities and so a lot of out of out of state and so a lot of out of out of state and so a lot of out of out of state investors are frowned upon, but we’re investors are frowned upon, but we’re investors are frowned upon, but we’re the ones who are willing to roll up our

[10:00] the ones who are willing to roll up our the ones who are willing to roll up our sleeves and get it done. sleeves and get it done. sleeves and get it done. >> Sure. Yeah. Um what’s the the average >> Sure. Yeah. Um what’s the the average >> Sure. Yeah. Um what’s the the average length duration of of these deals? Um, length duration of of these deals? Um, length duration of of these deals? Um, yeah, I would imagine doing uh 10 yeah, I would imagine doing uh 10 yeah, I would imagine doing uh 10 subdivisions is a lot different than uh subdivisions is a lot different than uh subdivisions is a lot different than uh just turning around a $30,000 uh piece just turning around a $30,000 uh piece just turning around a $30,000 uh piece of land, but what’s it typically look of land, but what’s it typically look of land, but what’s it typically look like timeline?

[10:17] like timeline? like timeline? >> Yeah, a a flip, I mean, you’re you’re >> Yeah, a a flip, I mean, you’re you’re >> Yeah, a a flip, I mean, you’re you’re listing that thing within 30 days of listing that thing within 30 days of listing that thing within 30 days of buying it typically. Right now, for our buying it typically. Right now, for our buying it typically. Right now, for our flips, we are seeing an average days on flips, we are seeing an average days on flips, we are seeing an average days on market of roughly market of roughly market of roughly 150 days. And that includes that’s not a 150 days. And that includes that’s not a 150 days. And that includes that’s not a true dao market. That that’s that’s wire true dao market. That that’s that’s wire true dao market. That that’s that’s wire towire from my perspective.

[10:39] towire from my perspective. towire from my perspective. >> So true days market is probably 30 days >> So true days market is probably 30 days >> So true days market is probably 30 days less. Right. less. Right. less. Right. >> Sure. >> Sure. >> Sure. >> Um for minor subdivides it’s much >> Um for minor subdivides it’s much >> Um for minor subdivides it’s much longer. longer. longer. >> You know you may tight take two to three >> You know you may tight take two to three >> You know you may tight take two to three months just to get approvals. Right. months just to get approvals. Right. months just to get approvals. Right. >> Yeah. Ideally you’re getting a lot of >> Yeah. Ideally you’re getting a lot of >> Yeah. Ideally you’re getting a lot of those approval approvals done during the those approval approvals done during the those approval approvals done during the due diligence period. But um you know, due diligence period. But um you know, due diligence period. But um you know, one of the downsides of of minor

[11:04] one of the downsides of of minor one of the downsides of of minor subdivides is you’re trying to dispo 5 subdivides is you’re trying to dispo 5 subdivides is you’re trying to dispo 5 to 20 child parcels that are exactly the to 20 child parcels that are exactly the to 20 child parcels that are exactly the same, all on the exact same Google pin. same, all on the exact same Google pin. same, all on the exact same Google pin. So you have to find, you know, 10 buyers So you have to find, you know, 10 buyers So you have to find, you know, 10 buyers that all want exactly the same thing. that all want exactly the same thing. that all want exactly the same thing. And yeah, you can vary the size and the And yeah, you can vary the size and the And yeah, you can vary the size and the shape, but in general, uh, the shape, but in general, uh, the shape, but in general, uh, the absorption rate, you can’t just dump 20 absorption rate, you can’t just dump 20 absorption rate, you can’t just dump 20 child parcels all into one zip code and child parcels all into one zip code and child parcels all into one zip code and expect them to all sell within 6 months.

[11:31] expect them to all sell within 6 months. expect them to all sell within 6 months. That’s just not going to happen. And so That’s just not going to happen. And so That’s just not going to happen. And so I would say if you create 10 child I would say if you create 10 child I would say if you create 10 child parcels, you know, I’ve got one in Texas parcels, you know, I’ve got one in Texas parcels, you know, I’ve got one in Texas where we created 10 and we sold our LA, where we created 10 and we sold our LA, where we created 10 and we sold our LA, it took us 18 months to sell through all it took us 18 months to sell through all it took us 18 months to sell through all of them, which is pretty normal.

[11:45] of them, which is pretty normal. of them, which is pretty normal. >> Okay, that was kind of a good idea. Um >> Okay, that was kind of a good idea. Um >> Okay, that was kind of a good idea. Um now land land especially around here now land land especially around here now land land especially around here land is extremely different depending land is extremely different depending land is extremely different depending where it’s at um and and what the where it’s at um and and what the where it’s at um and and what the topography is. I mean so you can have topography is. I mean so you can have topography is. I mean so you can have you know 30 acres on the the side of a you know 30 acres on the the side of a you know 30 acres on the the side of a mountain that’s that’s just straight mountain that’s that’s just straight mountain that’s that’s just straight cliff uh being worth you know pennies um cliff uh being worth you know pennies um cliff uh being worth you know pennies um then you can have commercial land that’s then you can have commercial land that’s then you can have commercial land that’s you know obviously worth a lot more. Uh

[12:07] you know obviously worth a lot more. Uh you know obviously worth a lot more. Uh what how and and honestly listing land what how and and honestly listing land what how and and honestly listing land there’s or people that list land often there’s or people that list land often there’s or people that list land often don’t do an amazing job marketing it. don’t do an amazing job marketing it. don’t do an amazing job marketing it. it’s kind of hard to to get an idea of it’s kind of hard to to get an idea of it’s kind of hard to to get an idea of where it is. Um, you know, if you want where it is. Um, you know, if you want where it is. Um, you know, if you want to drive by it, it’s not always easy to to drive by it, it’s not always easy to to drive by it, it’s not always easy to find.

[12:22] find. find. >> Um, there’s there’s a lot of challenges >> Um, there’s there’s a lot of challenges >> Um, there’s there’s a lot of challenges with land, I find, uh, without having a with land, I find, uh, without having a with land, I find, uh, without having a mailing address being part of it. Um, mailing address being part of it. Um, mailing address being part of it. Um, but so, how do you overcome some of but so, how do you overcome some of but so, how do you overcome some of those challenges? What do you how are those challenges? What do you how are those challenges? What do you how are you doing your due diligence? I’m you doing your due diligence? I’m you doing your due diligence? I’m imagining the vast majority of this is imagining the vast majority of this is imagining the vast majority of this is something that you’re doing remotely.

[12:35] something that you’re doing remotely. something that you’re doing remotely. Um, I don’t know what your partners are Um, I don’t know what your partners are Um, I don’t know what your partners are doing if they’re actually going to the doing if they’re actually going to the doing if they’re actually going to the the the property, but I would imagine the the property, but I would imagine the the property, but I would imagine there’s also some that are they’re not. there’s also some that are they’re not. there’s also some that are they’re not. They’re just buying it sight and seed. They’re just buying it sight and seed. They’re just buying it sight and seed. So, yeah. How do you do due diligence?

[12:45] So, yeah. How do you do due diligence? So, yeah. How do you do due diligence? So that’s what makes land when the house So that’s what makes land when the house So that’s what makes land when the house guys switch over to land it’s their guys switch over to land it’s their guys switch over to land it’s their brains it’s very difficult sometimes brains it’s very difficult sometimes brains it’s very difficult sometimes because land has much fatter spreads but because land has much fatter spreads but because land has much fatter spreads but it it’s more illquid it’s less liquid. it it’s more illquid it’s less liquid. it it’s more illquid it’s less liquid. >> Yeah. >> Yeah. >> Yeah. >> And there’s more unknowns. Ironically, >> And there’s more unknowns. Ironically, >> And there’s more unknowns. Ironically, with when you’re copying a three bed, with when you’re copying a three bed, with when you’re copying a three bed, two bath, you know, this the variance in two bath, you know, this the variance in two bath, you know, this the variance in value is super tight, right?

[13:12] value is super tight, right? value is super tight, right? >> With land, often there’s zero to two >> With land, often there’s zero to two >> With land, often there’s zero to two comps and it’s extremely subjective. And comps and it’s extremely subjective. And comps and it’s extremely subjective. And a lot of times you don’t really know the a lot of times you don’t really know the a lot of times you don’t really know the value. And so you’re just trying to buy value. And so you’re just trying to buy value. And so you’re just trying to buy it low enough to where [snorts] you’re it low enough to where [snorts] you’re it low enough to where [snorts] you’re you’re 90, you know, I used to tell my you’re 90, you know, I used to tell my you’re 90, you know, I used to tell my team when they were buying land, we need team when they were buying land, we need team when they were buying land, we need to be 95% sure we’re not going to lose to be 95% sure we’re not going to lose to be 95% sure we’re not going to lose money. And we need to be 70% sure that money. And we need to be 70% sure that

[13:36] money. And we need to be 70% sure that it’s worth what we think it is, right? it’s worth what we think it is, right? it’s worth what we think it is, right? And that that’s very subjective and And that that’s very subjective and And that that’s very subjective and anecdotal, but that’s what makes it anecdotal, but that’s what makes it anecdotal, but that’s what makes it difficult is because a lot of times difficult is because a lot of times difficult is because a lot of times there’s not a lot of comps. there’s not a lot of comps. there’s not a lot of comps. >> Yeah. Uh, I would say desert stuff is >> Yeah. Uh, I would say desert stuff is >> Yeah. Uh, I would say desert stuff is much easier because it’s it’s all the much easier because it’s it’s all the much easier because it’s it’s all the same, right?

[13:53] same, right? same, right? >> Um, so I’ve, you know, I’ve done over >> Um, so I’ve, you know, I’ve done over >> Um, so I’ve, you know, I’ve done over 300 deals in the Arizona desert and I 300 deals in the Arizona desert and I 300 deals in the Arizona desert and I think I saw five parcels out of all of think I saw five parcels out of all of think I saw five parcels out of all of those. Um, and so, you know, the risk is those. Um, and so, you know, the risk is those. Um, and so, you know, the risk is fairly low when there’s no trees on it fairly low when there’s no trees on it fairly low when there’s no trees on it cuz you can, as long as the maps, cuz you can, as long as the maps, cuz you can, as long as the maps, usually the satellite imagery updates usually the satellite imagery updates usually the satellite imagery updates every six months, I think. So, it’s just every six months, I think. So, it’s just every six months, I think. So, it’s just a low chance that there’s trash or a low chance that there’s trash or a low chance that there’s trash or anything crazy on there. East of the

[14:17] anything crazy on there. East of the anything crazy on there. East of the Mississippi is much more difficult Mississippi is much more difficult Mississippi is much more difficult because not only do you have the because not only do you have the because not only do you have the Appalachian Mountains, but you have Appalachian Mountains, but you have Appalachian Mountains, but you have trees, you have all kinds of, you know, trees, you have all kinds of, you know, trees, you have all kinds of, you know, the the older society, the more red the the older society, the more red the the older society, the more red tape, the more rules, right? tape, the more rules, right? tape, the more rules, right? >> Sure.

[14:30] >> Sure. >> Sure. >> So, you have much more strict uh septic >> So, you have much more strict uh septic >> So, you have much more strict uh septic setbacks, um, you know, drainage setbacks, um, you know, drainage setbacks, um, you know, drainage studies, studies, studies, you know, water permits. It’s just much you know, water permits. It’s just much you know, water permits. It’s just much more complex and you know it’s just more complex and you know it’s just more complex and you know it’s just something you learn as you go. You can something you learn as you go. You can something you learn as you go. You can choose to be a mile, what is it? Mile choose to be a mile, what is it? Mile choose to be a mile, what is it? Mile wide, inch deep. So you can try to do wide, inch deep. So you can try to do wide, inch deep. So you can try to do the same type of deal all over the the same type of deal all over the the same type of deal all over the country or you can focus just on one country or you can focus just on one country or you can focus just on one area. Go a mile deep and an inch wide

[14:56] area. Go a mile deep and an inch wide area. Go a mile deep and an inch wide and then really master the local quirks and then really master the local quirks and then really master the local quirks of your area. of your area. of your area. >> Yeah. So, and then to answer your second >> Yeah. So, and then to answer your second >> Yeah. So, and then to answer your second question about walking the land, often question about walking the land, often question about walking the land, often uh we will have realators walk the land. uh we will have realators walk the land. uh we will have realators walk the land. >> Okay. >> Okay. >> Okay. >> Um and then once we buy it, we we use >> Um and then once we buy it, we we use >> Um and then once we buy it, we we use them to list it.

[15:13] them to list it. them to list it. >> Sure. Yeah. I mean, it’s even even >> Sure. Yeah. I mean, it’s even even >> Sure. Yeah. I mean, it’s even even realtors going there somes it’s hard to realtors going there somes it’s hard to realtors going there somes it’s hard to a find, b uh know where the property a find, b uh know where the property a find, b uh know where the property lines are. Um it could be a bit of a lines are. Um it could be a bit of a lines are. Um it could be a bit of a challenge for sure, challenge for sure, challenge for sure, >> but um I’m sure that helps to have some >> but um I’m sure that helps to have some >> but um I’m sure that helps to have some boots in the ground. Um what are what boots in the ground. Um what are what boots in the ground. Um what are what are some of the motivations of the are some of the motivations of the are some of the motivations of the people that are selling here at these people that are selling here at these people that are selling here at these discounts? Like so like you said, you’re discounts? Like so like you said, you’re

[15:32] discounts? Like so like you said, you’re not necessarily uh hoodwinking anybody. not necessarily uh hoodwinking anybody. not necessarily uh hoodwinking anybody. Um it’s that they have a strong [snorts] Um it’s that they have a strong [snorts] Um it’s that they have a strong [snorts] motivation to sell. So can can you paint motivation to sell. So can can you paint motivation to sell. So can can you paint that picture for us? that picture for us? that picture for us? >> You know, when I first started I I’ll >> You know, when I first started I I’ll >> You know, when I first started I I’ll never forget my very first deal. I never forget my very first deal. I never forget my very first deal. I bought this 3 acre parcel not accessible bought this 3 acre parcel not accessible bought this 3 acre parcel not accessible in the mountains in Arizona. Uh, I in the mountains in Arizona. Uh, I in the mountains in Arizona. Uh, I bought it for 1,100 and I resold it for bought it for 1,100 and I resold it for bought it for 1,100 and I resold it for 6 grand on terms. 750 down, 100 a month

[16:01] 6 grand on terms. 750 down, 100 a month 6 grand on terms. 750 down, 100 a month for, I don’t know, 50 months or for, I don’t know, 50 months or for, I don’t know, 50 months or whatever. And I felt guilty cuz I’m whatever. And I felt guilty cuz I’m whatever. And I felt guilty cuz I’m like, did I just like cheat somebody? like, did I just like cheat somebody? like, did I just like cheat somebody? And, you know, these people clearly know And, you know, these people clearly know And, you know, these people clearly know what it’s worth, but it’s just something what it’s worth, but it’s just something what it’s worth, but it’s just something I couldn’t understand it for a while I couldn’t understand it for a while I couldn’t understand it for a while until I entered a life scenario where I until I entered a life scenario where I until I entered a life scenario where I wanted the easy button and I cared less wanted the easy button and I cared less wanted the easy button and I cared less about top dollar, right? So, first time about top dollar, right? So, first time about top dollar, right? So, first time was when we were leaving Kansas City. We

[16:26] was when we were leaving Kansas City. We was when we were leaving Kansas City. We decided to sell our house, you know, on decided to sell our house, you know, on decided to sell our house, you know, on a Friday and we decided that we were a Friday and we decided that we were a Friday and we decided that we were going to have it listed two Fridays from going to have it listed two Fridays from going to have it listed two Fridays from then. So, we had 2 weeks to empty a then. So, we had 2 weeks to empty a then. So, we had 2 weeks to empty a 4,000t house of all the furniture, 4,000t house of all the furniture, 4,000t house of all the furniture, right? right? right? >> So, how do you do that? Cuz you’re you >> So, how do you do that? Cuz you’re you >> So, how do you do that? Cuz you’re you list on Craigslist. There’s no way list on Craigslist. There’s no way list on Craigslist. There’s no way you’re going to sell everything in that you’re going to sell everything in that you’re going to sell everything in that time.

[16:43] time. time. >> So, we gave away everything for free. We >> So, we gave away everything for free. We >> So, we gave away everything for free. We had people come into our house. They’re had people come into our house. They’re had people come into our house. They’re happy. They’re taking out this big happy. They’re taking out this big happy. They’re taking out this big couch. I’m happy because they’re doing couch. I’m happy because they’re doing couch. I’m happy because they’re doing something that I need done. And that’s something that I need done. And that’s something that I need done. And that’s when I realized, okay, we just gave away when I realized, okay, we just gave away when I realized, okay, we just gave away 30 grand of furniture.

[16:56] 30 grand of furniture. 30 grand of furniture. >> Yeah. >> Yeah. >> Yeah. >> Uh because we needed a problem solved, >> Uh because we needed a problem solved, >> Uh because we needed a problem solved, right? And then the second time that right? And then the second time that right? And then the second time that happened to me when I sold a a Mercedes happened to me when I sold a a Mercedes happened to me when I sold a a Mercedes SUV, it was worth 16K. Sold it to a SUV, it was worth 16K. Sold it to a SUV, it was worth 16K. Sold it to a friend. CarMax offered me 8 grand for friend. CarMax offered me 8 grand for friend. CarMax offered me 8 grand for it. I said, “No thanks.” Next day, check it. I said, “No thanks.” Next day, check it. I said, “No thanks.” Next day, check engine light comes on and I’m like, “Oh engine light comes on and I’m like, “Oh engine light comes on and I’m like, “Oh man, I’m tired of this headache.” Cuz I man, I’m tired of this headache.” Cuz I man, I’m tired of this headache.” Cuz I had taken it on a road trip and got had taken it on a road trip and got

[17:18] had taken it on a road trip and got stuck. is a big pain. Sold it to a stuck. is a big pain. Sold it to a stuck. is a big pain. Sold it to a friend the next week for seven grand friend the next week for seven grand friend the next week for seven grand even though it was worth like 15 or 16 even though it was worth like 15 or 16 even though it was worth like 15 or 16 even with the check engine light issue. even with the check engine light issue. even with the check engine light issue. So twice then I had a scenario where I So twice then I had a scenario where I So twice then I had a scenario where I was basically in a life situation where was basically in a life situation where was basically in a life situation where I I was happy to to get a get get rid of I I was happy to to get a get get rid of I I was happy to to get a get get rid of something at a discount because I wanted something at a discount because I wanted something at a discount because I wanted the problem gone and nobody took the problem gone and nobody took the problem gone and nobody took advantage of me, right? I was happy.

[17:43] advantage of me, right? I was happy. advantage of me, right? I was happy. They did they did they solved my They did they did they solved my They did they did they solved my problem. And so it’s the same thing with problem. And so it’s the same thing with problem. And so it’s the same thing with land where you’re always going to have land where you’re always going to have land where you’re always going to have death, divorce, debt, all kinds of weird death, divorce, debt, all kinds of weird death, divorce, debt, all kinds of weird scenarios. Maybe they they inherited the scenarios. Maybe they they inherited the scenarios. Maybe they they inherited the land and their cost basis is zero and land and their cost basis is zero and land and their cost basis is zero and they just don’t care about it. Maybe they just don’t care about it. Maybe they just don’t care about it. Maybe they inherited it from a a parent that they inherited it from a a parent that they inherited it from a a parent that there’s some trauma and they don’t even there’s some trauma and they don’t even there’s some trauma and they don’t even want to visit it.
